Capano, Please stop this attempt to over croud the real estate while replacing the closed Brandywine Country Club /golf course. A road is also a poor idea effecting safety for pedestrians walking /riding bikes with increased traffic on Shipley, effecting all people living in the surrounding area.

There definitely should NOT be a road connection thru to 202. Naamans and Silverside are crowded enough with traffic as is with people speeding. Then number of housing should be less and Capano should be up all upgrades to roads and sewer development. Do not need additional shopping when many spaces sit empty.

We realize Capano owns the property and will develop it. However, we are strongly opposed to re-zoning the property and putting a road through to Concord Pike. In addition, Capano should be responsible for paying for sewer and water upgrades needed, due to additional homes. Also, a traffic impact study should be done to see if Shipley Road can handle the additional traffic.

Open space as a donation to the community would be the ideal...Farmer Bonsall did that for the park on Shipley (and I'm sure he was not as wealthy as Capano!); barring that unlikely event, we must make sure NO zoning variances are approved in order to preserve the suburban feel of the area and prevent high-density development. Pressure on elected officials is our only weapon here -

We live right on Shipley Rd near Foulk Rd. Even now traffic backs up from Foulk to Parkside Dr. during rush hour. With the growth at Concord Plaza and now this, conditions on our area roads will be unbearable.
