The community of Tangletown is requesting your help to stop development of Fullertown Flats at 4736-40 Grand Ave S, Minneapolis. This 23 apartment complex, far larger than any building in the vicinity, is requesting approval for the below on October 7th:
- Parking Variance: The developer has requested a variance to build a 23-unit apartment but provide only 10 parking spaces.
- Building Height: Developing a 4-story building when no other houses in the neighborhood are more than 2-1/2 stories
- Neighborhood Effect: Developing a 23-unit apartment when the biggest building is now only 6 units and 72% of the houses are single-family homes and duplexes
This development is likely to cause parking, traffic and safety problems in an already congested area (especially in winter!). These are NOT income-restricted affordable housing and this development would NOT be allowed under the 2040 plan (if approved in the next 6-weeks).
By signing this petition you agree that the City of Minneapolis should deny the variance to reduce the number of required parking spaces from 23 to 10 at 4736-40 Grand Ave and stop development of Fullertown Flats.

Such a mistake! Winter time parking is bad enough especially for elderly residents who have a devil of a time when single side of street parking is in effect. It isn't fare. It will ruin the neighborhood.
I think this variance should be denied based on the modest size of surrounding homes and businesses...and 10 off street parking spaces for a 23 unit building is not adequate to prevent parking, traffic and safety problems. And...where's the affordable housing option within this project?
My daughter attends school in the neighborhood, and we are going to be residents of the neighborhood in the Spring (we are currently looking for a home). We love Tangletown the way it is!
I love living on a block with apartments, condos, duplexes, single family homes, and small businesses. I would like any new additions to adhere to zoning laws- this one does not, which is the source of my opposition. Thank you.
That block of Grand Ave already has congested parking; and is narrow to drive through, meaning that more traffic in the area will noticeably impact current residents of the neighborhood. The size of the proposed development is out of scale for the neighborhood.
Follow the 2040 law
The size of this building is over shadowing all structures in the neighborhood. Disrespectful and damaging to the neighbors, property values around this structure and to quality of life. This is a downtown or uptown commercial district structure. WE DO NOT WANT THIS CONSTRUCTION. STOP DESTROYING OUR NEIGHBORHOOD!

I live 2 blocks from this project. It seems like it does not conform to current or projected requirements for our neighborhood. I'm all for more density; it is generally more eco. But I am against developers getting to do whatever they want with no regard for the neighborhood.
