This zoning request is absurd and we politely request that it be denied. The infrastructure (utilities, roads, etc) must be brought up to date with capacity sufficient for the current load before we add any more stress to an overtaxed corridor along Mountain Creek Road. This request also will have a highly negative impact on the wetlands along Mountain Creek, behind 4 Squares and down towards Red Bank Elementary School.

We do not need any more high density developments on Mtn Creek Rd. One end of the road is still only one lane at the exit on 27. Until the city steps up to widen the road to two lanes and offers all the infrastructure required by a city we cannot allow any more development in the area.

Traffic is a very serious issue on Mtn Creek Road today. We don’t want or need another 72+ vehicles. It’s time to stop letting people build on just any piece of land! VOTE NO!!!!

A buffer zone was included so that 4 Square could be built. This zoning request takes that buffer away.

Developing this particular plot of land would be incredibly disruptive to the overall feel of our neighborhood. Strongly opposed.

This best use of this space is to continue to use it as was originally intended when Spring Valley was developed. Its purpose is to be a greenspace buffer between R1 Spring Valley and the adjacent commercial space. It is of insufficient depth to develop as R1 and was never intended to be developed. Instead, it adds value as a green space to residents of Spring Valley and to the entire corridor. In my opinion, it is not acceptable to allow a developer to cram in doors here and continue to futher compromise the charachter of the corridor.
