Concerns include preserving the protected wet lands next to this proposed development, destruction to thriving wildlife (herons, owls, and eagles spotted here), increased difficulty turning on Mtn Creek RD, decreased property value and safety, lack of single family homes unfairly being added to our area, loss of privacy or use of access road to pool, loss of shade, loss of shared natural area that is frequented by pedestrians

This area has a 60' buffer zone and was not intended to be developed. It is way too crowded, and I believe above the allowed zoning per acre. This is not an appropriate use of this area.

Poorly positioned development on a small piece of land. Development is incompatible to neighboring properties and likely to decrease the perceived value of nearby homes.

In addition to the statements on the proposal- Infringing on and removing what is a natural barrier between our subdivision and the neighboring commercial property is a huge concern in regards to lowering of property values and comfort of amenities- pond, pavilion, creek, and pool. Also- proposed low income/ section 8 housing historically, and statistically, will bring with it a group of people and issues that would bring into question the safety and comfort of a very beautiful neighborhood.

I live in Valley Trail and work in Four Squares and I am strongly opposed to developing this small piece of land. The trees there are beautiful and I enjoy this little piece of our neighborhood.

I’m a new homeowner in this subdivision and am very opposed to this new development. Mountain Creek Road is already congested with traffic and housing options. We do not need to cram more housing into the few green spaces left. This will negatively impact the property value in our neighborhood.

I am opposed to the proposed re-zoning of R-1 property to any C zone for high density housing. Recent Mtn. Creek studies show this are is already over-saturated with PUD/High Density housing and insufficient infrastructure to support it.

I am a very active member of the Spring Valley Community and Board Member who helps manage this community and its common areas. I strongly oppose this development. The city struggles as it is to care for the area, and we need no more traffic on our streets, and or Mountain Creek Road. As a group of volunteers, we care for the green spaces adjacent and near this proposed area and I am very concerned that this development will negatively impact our community and way of living.

I am against having so many townhomes crammed in such a small plot of land. There are already plenty of townhomes on Mountain Creek Rd, we do not need more. The green space we currently have is a wonderful asset and pleasant to this area between Four Squares and our neighborhood. If you fill every single tiny bit of green space in our city with apartments and townhomes, we are taking away any and all nature areas for people to enjoy. This is an already developed community that doesn’t need anything else crammed in here. There are plenty of other more undeveloped plots of land around our city. We don’t need to ruin communities that are already established and have been for 50 years.

I do not want townhomes or apartments built at the entrance of our beautiful neighborhood. The green space where they will be squeezing them in is highly used for walkers and my own children have played there many times climbing trees etc. I ride my bike through the path there over to Four Squares for my children’s music lessons. This will drastically change the family friendly feel of our neighborhood, increase traffic and endangering children, walkers, & pets.

SPRING VALLEY RESIDENT- 610 Spring Valley Ln My family moved here over a decade ago and this development will affect the safety of our small neighborhood, we have children who walk to the pond and neighborhood pool that this development would be right on top of. So not only does it feel like a loss of privacy for families trying to utilize our community facilities but it brings traffic issues, concern for our pedestrians that walk that street. It also seems like a ill designed living situation for the future home owners. There are other places more suitable for this design, the entrance to our neighborhood would be forever altered and not for the better. Please don't cram a bunch of these homes here, it's not the best design for human living and it's not the best use for this small parcel of land.

1) How drainage will be affected on Valley Bridge/the wetlands behind the Four Square development/our neighborhood creek area . There was a water main in that area the burst several years ago, and that ground area has never recovered. Adding more hardscape could turn this into a bigger issue. 2) The easement space between the back of the proposed homes that follows along the access road to the pool is quite narrow, and that access road cannot be made any wider due to the creek beside it. 3) That section of the Valley Bridge is already dangerous due to cars speeding into/out of the neighborhood, and it also has a lot of foot traffic from neighborhood walkers, dog walkers, etc. No more traffic needs to be added. If the development is approved the entrance/exit should be directly to Mountain Creek or diverted through the entrance at Four Squares. 4) There has been so much development on Mountain Creek the past several years, however, there has been no infrastructure upgrade to support the number of new residences - be it the road, electrical, water and sewage lines, etc. We are consistently dealing with blown transformers and occasional water main breaks, but work is only done to patch these issues rather than deal with the overtaxing usage of the utilities. I am concerned that adding even more units to an already overburdened system would make those problems increase.
