Overdeveloping a small parcel of land that holds mature trees and is located immediately uphill from creeks and wetlands is a ridiculous proposal. Chattanooga as a whole is striving to increase greenspace and environmental integrity. Why would it allow one greedy developer to work against the plans of an entire community?

We object to the rezoning of our R1 residential neighborhood on Valley Bride Trail and proposed 36 town apartments in a green space.

We, the residents of Mountain Creek, strongly oppose the requested zoning change for Valley Bridge Road (Case Number 2024-0122). Our concerns include traffic issues highlighted in the recent Corridor Study, drainage problems affecting the wetlands behind Four Squares and Red Bank Elementary School, flooding concerns in the Mountain Creek area, and increased strain on already overburdened infrastructure such as electricity, water, and roadways. Additionally, the proposed development is not compatible with neighboring structures, encroaches on easement and buffer zones, and presents limited access for Fire, Police, and EMS. We also believe the proposed structures cannot be serviced adequately without encroaching on public roadways or adjacent private property. We urge you to consider these issues and deny the zoning request.

This will lower the property value of homes in Spring Valley and add more traffic congestion on Valley Bridge Drive than it can handle with 5 more entrances and exits on Valley Bridge Drive. It will take away from the beauty of the main entrance to Spring Valley.

Of land. Driving through downtown or the highway these homes look so out ofplace, This area is full of natural beauty. Let’s not destroy for profit in someone’s pocket

The density of the proposed project indicates it might be affordable housing. Next to a 4 acre private park (pond, pavilion, and pool) and in an established residential neighborhood is not an appropriate place for affordable housing (or rental apartments).

There is no logical reason for high-density gevelopment in a currently low-density residential neighborhood. Chattanooga is choking on its traffic already,so why allow greedy developers to add to the misery.

I live at 623 valley bridge. We already have difficulty entering and exiting the neighborhood with the addition of apartments, townhomes, and homes along mountain creek road especially during the school year. The addition of the proposed units would make it much worse. We live in the city limits and there is no public transportation. The proposed development shows the taking our easement to the neighborhood’s green spaces which should not be allowed. The city has long neglected the roads and infrastructure of the neighborhood to the point there have been pipe breaks along valley bridge and I don’t think the utilities were ever meant to shoulder the additional load this development would pose. I am not for the development. As a professional surveyor I believe the area should be residential.

As a resident of Spring Valley and a lifelong commuter of Mountain Creek Rd I am strongly against the development proposed to be built at the entrance of our neighborhood. In fact I am strongly against any more high density development along Mountain Creek Road. Single family homes I can understand but there are plenty of other locations that can be used for more multi-family developments.

This is an illogical location when there are lots of other, less densely development areas which are avaliable AND for sale. MTN.CREEK RD is already too small to handle all the traffic it has now, much less a major development with an average of 2.28 vehicles per residence.
