Subject: Concerns regarding solar installation in society
Reference: With reference to the society notice dtd. 22nd December 2019 and ADDA notification dtd. 24th December 2019, we would be raising one time adhoc invoice of Rs 4000/- against all members for contribution towards the Solar Power project of 50 KWp capacity. This was approved via the resolutions 10.1 and 10.2 of the AGM held on 29th September 2019.

Solar notification received n 24/12/2019, for which had mailed ( Prasad Nair) the synopsis of the solar feasibility , received acknowledgment of the same but we are curious to know how is the raised concerns addressed and rectified in such short time as we can see the work has already started. Some points which are our concern are pointed out.
- Electrical bill analysis of all bills, the capacity comes to 228 kWp
Our reuirment is 228 kWp and we are loking at poject of 50kWp what this help us in for 50kWp why are we investing so heavely.
- Have checked every building with its obstacles & water heater installations. Roofs of all 9 buildings are covered with maximum shadow
- As per available area on A, B, C & D building the capacity can be installed is 4.5 kWp each i.e 18 kWp for all 4 building. (Elevated by 3 mtrs.)
- For low capacity elevation is a costly affair
- Building E is not having space
- Building F, G, H & I –
a) If we install ground mount there is a shadow of elevated RCC roof of 6 meter height on both sides
b) If we elevate by 3 meters, customers water heaters gets covered by solar PV shadow
-As per our knowledge the subsidy is closed since 05/2019.

If subsidy is closed then the project becomes highly expensive for which SGM should be called.

Now if we remove the subsidy part then what are we saving, also these projects are taxable.
Hypnotically if we accept that subsidy is available but, it comes after completion certificate received that takes around 1 to 1.5 yrs, so till then the capital investment is ours for which we could have earned interest in banks.

Have we received the commissioning certificate from msedcl if yes then it needs to be put up where the work site is as per standard so that members can know exactly what is the project cost who is the company and in how many days it will get over.
How can a potential installation contractor give honest views on feasibility his main intention is to sell his product not educate, so third party consultant be brought and survey should be made available where all concerned parties should be presented.
Have link of pune mirror which has stated the grievance of a person for whom the net metering system became headache and by producing more power than he consumed but was charged same and units were not provided in bill, we could also get into this same trouble.
In the AGM only few members attended and voted and this is concern as not all can attend, so it to bring into your kind attention that the project be again taken upon and prior item like STP up gradation , PAVERBLOCKS, INTERCOM be the big ticket item that needs to be checked upon, also we have moved from old light fixture to led lets proceed in that direction with acceleration, our is a society which came into existence in 2016, charge was given in 2017 so let’s take baby steps and not hurry in projects which are environmentally good but let’s create a great social ethos in the society so that in the next 5 yrs we can get ready for such solar projects also.
Also the Rs.4000/- invoice has last date of 15th Jan, after which 21% interest will be charged , would like to know under which section of MCS act is this provision allowed. Would like to state that no payment will be made until concerns addressed
To sum up we would like to ask the chair to put the solar project on hold and take a SGM and clear all concerns.

I have spent recent days compiling our specific technical concerns regarding the shadow analysis and system capacity to present to the committee. We are currently waiting for a formal response that addresses why the current proposal does not align with our actual energy consumption patterns.

The ask from the other society members is straight and simple. Prioritise things. Things that impacts most people should be taken first and then only invest huge amounts on other projects. 25 lakh is big amount for solar project. It has to be done only after proper explanation and consensus among all and only if it's required.
A 101 Splendour.Agree with the contents Dont be in hurry to implement Solar power system yet.The cost is prohibitive and returns not guaranteed.
I do not support the Solar installation, until current issues are resolved and the project economical viability is well demonstrated and clarified.
I think before investing in solar power we shall stabilise STP and other priority issues related to water , security and Hygine.
I am not against solar installation in society however it should be prioritized and other basic needs should be addressed first

There is a substantial risk of returns on investment. Presently installed systems of STP, solar heating are giving difficulty in maintenance. Be practical and do not take risk with members money. Complete essential work.
