I am a Springfield Estates resident and I oppose. The traffic, school zone, and wildlife will be greatly affected by these townhouses. I see no benefit to the community, only the people who are building will benefit.

This would also increase crime, especially because they were planning to rent these homes out once built. Any rental properties are up to increase in crimes. Big No No

I grew up on the rock spring neighborhood and it was a very pleasant experience. However, now the area has become way to crowded. Now every time I come visit my parents on the weekends I have to plan for a road trip that how horrible the traffic has become.

I have homes in both Willow Bend and Springfield Estates, so I'am doubly concerned about Beaver Homes proposed plan to rezone. First of all is the amount of homes they're planning to build on the 54 acre tract. 212 to be exact. That's nearly 4 townhomes per acre. Talk about over crowding. With the power lines, and gas line easements in place, I don't see how it's even possible, without cutting corners and stretching the laws to their breaking point. Oh and did I forget to mention the storm water issues. The run off from Ivy Creek, and the proposed site will overwhelm both of my developments, along with any others beyond. Lets go back to the overcrowding issue. Rock Springs Road is already overwhelmed with traffic. Anyone trying to make a left turn onto Buford Drive can tell you the route is at its breaking point. 212 townhouse with an average of 3 vehicles per unit makes over 600 additional vehicles added to our already overburdened roads. Which brings me to my last, and most concerning, point. Do we really think it's fair to add over 600 vehicles onto a road that is only feet away from the entrance of Rock Springs Elementary School? The school only has one entrance designated for parents, and they're only allowed to make right hand turns when exiting. I know because they're always turning around in my driveway. The second entrance is for buses only, some of which will have to drive past the gauntlet of 600 vehicles running in and out of the proposed townhome community.
For those of you on the planning board, please vote a unanimous "NO" when it comes to CASE NUMBER RZM2021-00035.
