Celina Rezoning Request: Planned Development/Mixed Use Adjacent Preston Hills

Not the place for this type of development. It is not within the character of our area at all.

Wrong place for this type of low grade commercial development. DO NOT destroy our beautiful high end residential development!

There is PLENTY of undeveloped land for these amenities. PLEASE find another location!!!!

Put the commercial and multi family on the outer loop near the college or the other side of Preston.

Please be considerate of homeowners in the surrounding neighborhoods. We moved to Celina for a quiet, country setting and adding a storage facility, townhomes, multi-family housing, water tower and electrical substation simply ruin the setting that we all bought into. Please, please vote no!

What is proposed isn't will degrade surrounding property values. We have gotten nothing from being annexed except higher taxes and now they want to trash our property values.. Town homes and storage units, water towers and electrical sub stations are not in anyway good or nor do they financially blend in to the surrounding properties already developed. And the road infrastructure will not support high density housing. .

As has been stated, the city of Celina made promises when annexing the Preston Hills subdivision. That is they would build in similar fashion to the surrounding existing areas. What is proposed isn't anything to what is existing. Town homes and storage units, water towers and electrical sub stations are not in anyway good or similar to existing properties. I truly implore you to consider who is living here already. These are family homes that we in no way want to see our property values lowered.

I certainly disapprove of the rezoning request as currently planned out. As I have stated previously to the council during the Wells South (now Lilyana) hearings, I understand that development is coming to Celina. One of the biggest constraints during that process was that the land in question was in an ETJ. This Ken Wood property doesn't seem to have that trump card. I appreciate that the owner willingly had the property annexed already, but the proposed development plan blends with the existing estate lots even less than the high-density residential developments already approved to the east and north of Preston Hills. With the possibility of a water tower, an electrical substation, townhomes, and multifamily homes being added to the vicinity of Preston Hills, I struggle to see how the Celina City Council and the P&Z Commission can honestly say they are striving to maintain a smooth blend of developments in the area. Even the Lilyana development is unhappy with the Ken Wood proposal (which is ironic in its own right) because it is a major departure from even their high-density residential use. Please respect the homeowners of Preston Hills (and Lilyana to boot) and deny this rezoning request until a plan that is more mindful of its neighbors is submitted.

I agree with the petition statements and want the city of Celina to protect homeowner property values as we expected them to do when we moved here 17 years ago. In addition the current roads will not support more traffic. Drive down Rd. 83 and see how many potholes are there.

This is development is not compatible with current and near future projects. There is a time and place for this, but this is not either. Preston Road or Collin County Outer Loop to name a couple better options...

I think there are better locations for this

The proposed rezoning does not add any needed residential or business places to the area. Without major work on roads etc, businesses are not viable, so either developers intend to build high density housing in the area or they are willing to wait a long time for the road improvements. We in the adjacent properties will lose value on our properties and as an added insult will be required to pay the taxes needed for the roads. Last, but not least. This zoning request was being worked on by the Celina Planning depart with the developers 2 years ago and there has been NO notification about this until the department approved the request.

We need more disclosure about future construction in our neighbourhood. Greed of a few seems to outweigh the rights of existing homeowners. I vote NO.

Please respect the estate track nature of the homes and acreage of the owners in Preston Hills. Please seriously consider the concerns that are addressed against this re-zoning plan.

Multi family reduce property value, increase the possibility of crime and simply are not conducive to being in central locations or adjacent to estate lIke tracks. Multi family family belongs closer to major roads such as the apartments off of 380.

We would appreciate your being considerate and not use this land for a water tower, electrical substation, storage rental or townhouses. We wnjoy our country lifestyle which is why we moved away from the city. Consider building something that is not an eyesore for these neighborhoods new and old. VOTE NO!!!

I am against this invasion of our property rights. I moved to Celina 17 years ago from Plano in order to retire to the country life. Now you want to put retail, a water tower, and an electrical complex in the middle of our housing development. Only 4 out of 7 of the zoning members voted for this. When, in 5 or 10 years, people come down Coit Road to Celina they will think they are coming into a 3rd world country. Follow Prosper and Frisco's lead and keep Celina classy looking. VOTE NO.
