Once again, the proposed development by Grable is the right development in the wrong place. What is proposed is completely incompatible with existing housing and will, indeed, cause issues with traffic.

I’m highly concerned about density, drainage, and security. In addition to a drainage plan (that field already consistently pools in the back corner by our lots) I would recommend a wall to be built - to the same height as the wall on the east side of the woods development. Privacy to our backyards and limiting foot traffic (of people cutting through our yards and neighborhood) is my most significant motivator for a wall being built.

Have concerns about long-term drainage issues given the presence of standing water currently along the south east edge (mosquito habitat). The security, visual and noise intrusion could be partially mitigated by the construction of a masonry wall approx 8 ft. by the developer. Would like to see drainage plan... Perhaps incorporating dry wells and increasing lot sizes/ reducing number of houses. Thanks

We appreciated the privacy of the lots at the back of the Woods development, and at the very least would hope for a wall similar to others in the neighborhood separating dissimilar areas of development to discourage foot traffic cutting through our culdesac. Would also like to see the plans changed to less density, and have well-engineered drainage plans in place.

We are opposed to the new development as it is proposed. Basis of our opposition is contain more fully in the previous letter which we sent to the Area. Plan Commission.

The proposal to increase the density of homes in this new development causes me concern regarding increased traffic, increased toll on utilities and should not be approved. If this land is developed it should be consistent with the housing density of the surrounding area.

The previously approved development is sufficiently dense. Traffic and stormwater runoff need to be studied, as a minimum, before this can be seriously considered. I am currently reviewing the work that has been completed, but it isn't evident stormwater has been addressed.

With this many homes built on 17 acres it will resemble an army barracks and definitely bring down all Home values in the area.

It would also be advisable to again consider extending College out to 46 to alleviate traffic congestion. Last time there was development the sewers were already over capacity and

Terre Vista Subdivision area is well known for its unique wooded environment, safety and peaceful living. That type of cramped housing invites a completely different population and is not welcome in our neighborhood. Our roads are not set up for the increase in traffic this would create. Please reconsider this plan!

Choose people over profits. And I understand the new developer doesn't even live in Terre Haute. Has he had a neighborhood forum? Talked to the residents. Has he considered 30 instead of 60 homes to do it the right way and profit in other areas of his property development portfolio? How did this receive city approval for 60 tiny lots?
