Picture Rocks Montanas Del Sol RV Park N Tula Ln Rezoning

I don't live in the vicinity, but I visit with some regularity and I'm familiar with the area. For Tula Lane, this is a really bad idea, and for multiple reasons: 1. It would mean major changes to the roads and to the utilities. Construction equipment will destroy plants and habitats over an area 1/4-mile wide and 1/2-mile long. Water mains will have to be rerouted and installed; branch lines will have to be installed. Electrical service will have to be provided, either underground or through the use of utility poles. A development of this size will require centralized sewage management. Each of these things will require digging and the surface destruction of the native plants and animals. 2. An RV park (or any development this large) implies at least a few acres of pavement. Pavement produces runoff, so there might have to be some kind of drainage system — which would mean more digging, possibly even some underground lines. 3. Once the park opens, the construction equipment will leave — but those vehicles will be replaced with regular visits by trucks. The largest will likely be garbage and/or recycling trucks, but water-line service and electrical utility trucks will also be needed from time to time. All of these heavy vehicles will eventually cause damage to local roads, Picture Rocks Road in particular. 4. After the RV park project has been established, the most likely next step will be to 'improve the area' through further rezoning and restrictions. The ultimate aim might well be the clearing and re-development of the east side of Tula Lane. Whether or not that’s an actual plan, the current residents will see a permanent change in their neighborhood; the rural atmosphere of Tula Lane will seriously suffer, and few locals will regard that change as an improvement. 5. An RV park of that size will need retail support in the form of nearby shopping. So the vicinity of Picture Rocks and Sandario will be seen as another possible development area. Mo

Outside the 1,000’ radius, but still live in Picture Rocks and have to travel the roads that don’t need to be clogged with big RVs and campers and traffick.

The road thru the monument (Picture Rocks) to Wade/Ina is a major road in and out of the area. It is also part of the National Park service and is already seeing a lot of damage to the natural growth and wildlife. Traffic at times can be backed up to over 20 vehicles. It does not allow large RV's or semi's but they still go thru or try to. There is also a few blind turn out or intersections where accidents have happened many times. Having huge rv's or travel trailers attempting to pull out on these is going to cause more accidents and more back ups. Many of us live on bad roads that constantly flood or get so much sand in them they are unpassable but the county will do nothing as none of the roads are dedicated. Now you want to add more traffic and none of these people will help maintain the dirt roads either. Fix our roads and then we can talk about adding more traffic.

I am against any change of rural residential to rural cross zoning that opens the door to business in these rural areas.

No taking away the beautiful landscape.. keep it the way it is..

We moved to Picture Rocks to get away from it all and to enjoy nature. This RV park will ruin that.

I live on Tula Lane and having a RV Park directly across the street from me could prove disastrous for me. Not only the noise from 24/7 traffic but the light pollution destroying viewing the night sky for 160° from my location and my status as an amateur astronomer!

Both of my children own homes within 1000 feet of this proposed development. My husband and I regularly visit them and cannot imagine having that whole area ruined by the addition of an RV park. The roads will not handle the additional traffic. This area is a very quiet and rural neighborhood. An RV park would ruin the whole nature of the place. Please don't rezone for this.

I strongly oppose this rezoning. We have lived here on Tula Lane for 38 years. This neighborhood cannot support a rv park. The water, noise, light pollution. The hundreds of Saguaros, Ocotillo, Ironwood trees that would be removed, destroyed. It is akin to criminal to allow this rezoning. Remember the Pygmy owls, they nest in Ironwood trees. Is there an environmental impact study? Having 1 house per acre with 20% open space is enough density. To have huge motor homes, fifth wheels, trailers, in and out of this park daily is a huge impact. The Saguaro National Park, though it is within walking distance, has no safe walking access to hiking in the park. Plus bicycles are very dangerous on these narrow roads. We vehemently oppose this rezoning.

I oppose this rezoning. It would be a disgrace to clear this pristine desert for a rv park. Traffic would be terrible, it already is. Many accidents have occurred at the intersection of Tula and Rudasill. This neighborhood cannot sustain this type of growth.

I oppose this rezoning. To put in a rv park in such a residential area would be a disaster, not only to the residents, but to the ecosystem. Just because its close to the Saguaro National Park doesn't mean it is readily accessible. It's impossible on foot. Too many bicycles already clog up Picture Rocks road in a dangerous way, being there is no bike path. Can the Avra Water Co-op handle the demand?? Light pollution, sound pollution, fuel pollution. Not to mention the loss of hundreds of Saguaro, Ocotillo, Ironwood trees. Pygmy owls nest in these trees. Remember the Pygmy Owls?? Is there an Environmental impact survey/study? We have lived on Tula Lane for almost 40 years. This rezoning would be a akin to criminal. 1 house per acre with 20% open space is bad enough. To have huge motor homes, fifth wheels, in and out daily, the roads cannot handle is congestion. I vehemently oppose this!

This is a disgraceful idea. This is a quiet, majestic and beautifully wild and natural area and you want to destroy and disturb it with this hideous idea.

No way. Our roads are torn up enough without the burden of more trucks. The desert is a treasure. Please don't ruin it to "put up a parking lot"
