On June 11 at the 2024 Walnut Villas Condominium Association Annual Meeting, the Executive Board decided that in just two years the entire parking lot would be repaved completely at a SIGNIFICANT cost to each of us as homeowners: A SPECIAL ASSESSMENT OF AN EXTRA $100 A MONTH FOR THE NEXT TWO YEARS!

SOME of us can't afford this increase, and OTHERS of us believe that repaving in just two years is not a wise use of our funds. ALL of us believe that we should have been made aware WELL IN ADVANCE that this issue was going to be discussed at the Annual Meeting. We vote on our Board Members, and while they technically have the authority to have made this decision, it was not respectful or courteous of them to have approved such an increase, especially in the current economy without allowing ALL of the Association to DISCUSS the issue and give our INPUT. Many of us have young families or other responsibilities that make it very difficult for us to attend a weeknight meeting. Had we known about this issue IN ADVANCE many of us would have figured out how to prioritize the meeting so that we would have been able to attend.

The parking lot of our Walnut Villas community was JUST repaved in many areas THIS WEEK to address the biggest problems. The pavers did a great job that should last for many years. We have created this petition in accordance with The Walnut Villas Bylaws to call a Special Meeting of the Walnut Villas Condominium Association rejecting the 2026 paving expenditure and special assessment.

To call the Special Meeting of the Association WE MUST GET SIGNATURES FROM 25% OF THE WALNUT VILLAS HOMEOWNERS. (PLEASE ENTER YOUR UNIT NUMBER IN THE COMMENT SECTION WHEN YOU SIGN!!)

To REJECT the expenditure, we need EVERYONE to ATTEND the SPECIAL MEETING when it is called because we need a MAJORITY VOTE against the expenditure to WIN.

Unit 829 Repaving makes no sense after the repairs. Whoever they have as the project manager isnt competent. My dad has a landscaping company and we are severely overpaying for the (shotty) work performed. I'm sure we're being gouged in other areas too. The association tried to do all the roof replacements at once and wanted to jack up our fee. I was at that meeting and talked them into doing phases because that's how they were built and it wouldn't increase the fees.

Unit 721 I have already questioned this in an email to Carey and Neal. I have questioned the ability to collect these funds in these tough economic times as well as the need seeing as how they just replaced the problem areas (to the tune of $30,000 per Carey in her response to my concerns). I too, asked for the break down of the estimate. $2400 x 110 units $264,000. This seems exorbitant considering what was just spent.

They already receive $190 per month from all of us. Exactly what are they doing with that money? The lawn crew they hired this year is horrible. The siding came off several buildings during a recent storm and it looks like they just nailed it back on. The paving they just did should be sufficient, plus they were quoted this (per Carey) “Our parking lot, as you know, is in need of replacement. We received the quote from TruTrac with some options. Option A is to remove and replace 6 areas that are breaking down rapidly for a total of: $26,492. Option C: Replacement of 2 drainage lids and grates for a total of: $3,800 Option B: Remove and replacement of entire parking lot for a total of: $236,560.”

Hi Nicole! What is your unit number? Just for our recordkeeping purposes so that we know who’s signing? This petition actually will spur a meeting that will happen within the next two weeks or so. Once we submit the petition and the letter about our concerns, the board will have 15 days to hold a special meeting to address the parking lot expenditure specifically.
