To the Minneola City Council,
I am writing to express my strong opposition to the special exception requested by the developer of the proposed 7-Eleven to allow gas pumps at the entrance of our planned community. This decision is in direct conflict with the vision of our community and the values we have all invested in.
Our community was designed and developed as a planned community, and we pay additional Community Development District (CDD) taxes to ensure the high standards and well-thought-out design are maintained. The goal of this planning was to create a cohesive, attractive, and valuable neighborhood. Allowing a gas station with fuel pumps at the main gateway to our development would directly undermine these efforts and introduce a commercial use that is incompatible with the residential character of our area.
Impact on Property Values and Community Character:
The primary entrance to our neighborhood is a crucial first impression and a key factor in our collective property value. A gas station is not a fitting "gateway" to a planned community or to the natural beauty of the Sugar Loaf Mountain region. Introducing a highly commercial operation like a gas station at this location will inevitably decrease property values for nearby homes and negatively impact the overall aesthetic of our community.
The precedent set by approving this special exception is also a major concern. As noted in the provided documents, approving one gas station could easily lead to more. We can't let a domino effect of commercial development erode the character of our neighborhood.

There is no demonstrated need for a new gas station at this specific location. We are a planned community, not a commercial thoroughfare. I fail to see the need for a gas station at this location. There is a Circle K just a few mile south on Hancock and US 27 and Hwy 50 are just a short distance where many other fuel options exist. I feel this would also impact the beauty of the area, which is what appealed to us to begin with. Our quiet community will no longer exist if this plan is approved.

Light commercial office, assisted living, or small retail is very different from a traffic and property value, quality of life perspective than a gas station/convenience store. Please deny the exception and allow the land be developed according to the initial zoning plan.

One of the reasons we moved here from Tampa, non-congested, non-commercial surroundings! We do NOT NEED a 7-11 in this beautiful untouched community! Leave our Mountain Alone!
