As a resident who lives in one of the subdivisions on Bellamy Road, I oppose this 7-11 store and gas station, or any similar project on this property. It will cause overwhelming traffic to that corner, which will increase potential accidents.

Dear Mayor and Esteemed Members of the Minneola City Council, We write to you as concerned residents of Del Webb Minneola, compelled—once again—to voice our profound opposition to the proposed convenience store with fueling stations at the corner of North Hancock Road and CR 561A. It is both disheartening and perplexing that this matter has resurfaced following the City Council’s prior and well-reasoned denial. That decision reflected not only sound planning principles, but also a clear recognition of the incompatibility of such an intensive commercial use adjacent to a residential community of this nature. While we acknowledge the framework of the mediated settlement agreement, we respectfully submit that the revised conditions fail to mitigate the very real and lasting adverse impacts this development will impose. Foremost among our concerns is the inevitable erosion of residential property values. A gas station and convenience store—particularly one with the potential for 24-hour operation—introduces a commercial intensity that is fundamentally at odds with the expectations of homeowners who invested in a master-planned, lifestyle-driven community. The presence of fuel pumps, increased traffic, and transient activity will undeniably diminish the desirability and market perception of our neighborhood. Equally troubling is the issue of noise and disruption. Even with limited hours initially proposed, the agreement explicitly allows for future 24-hour operations upon roadway expansion. This creates a deferred but unavoidable escalation in noise from vehicle traffic, fuel deliveries, idling engines, and late-night activity—conditions wholly incompatible with the peaceful residential environment we were promised. This proposed project is environmentally unsafe as well as physically unsafe, given its proposed location. In addition, it will absolutely increase nuisance traffic in a 100 percent residential area as well as as be an eyesore in what currently is a quiet yet breathtaking view from rolling hills. It’s a bad idea which will harm a beautiful location.

We purchased in this area due to its surrounding residential zoning. Approving a gas station and convenience store diminishes land values. “Welcome to Sugarloaf” first thing you see is gas station. Great, what we all wanted.
