This is a rural/agricultural area. It is zoned that way and should remain that way.

As a Sage resident, I oppose this development. Yet another project that stands to erase the agricultural roots of the area and upend the very reason many of us, even those closer to town, moved here for. Indeed, many of us still work the land for a living. Quick reminder, Hemet is adding 28,000 tract homes. And where are the jobs?? Because they're not here! Put residents first, not developers!

The roads in this area — Sage Road and De Portola Road — were never built to handle the traffic that comes with high-density development at this scale. No one has shown that the existing infrastructure can support it, and approving a General Plan Amendment before those questions are answered is irresponsible. This is also a rural community, and the people who bought property here did so because it's rural. Dropping high-density housing and mixed-use zoning into the middle of it doesn't just change the land — it changes the entire character of the area for everyone already here. Fire safety is another serious concern. With Riverside County's newly updated Fire Hazard Severity Zone maps released in March 2025, this area deserves extra scrutiny — not up-zoning that brings more people into a higher-risk environment without addressing evacuation and emergency access. Finally, at the April 14th Director's Hearing, only one district representative supported this amendment. One opposed and two were neutral. That lack of support should tell you something. I urge the Planning Commission and Board of Supervisors to deny GPA240053.

Keep the condos, apartments, and townhomes out of the country. They belong in the city, not out here. It will disrupt all the animals on the ranches and farms out here. Please protect our animals and our lifestyle. If we wanted to live in the city, we would have moved there. But we wanted away from all of that, that’s why we moved out this way. Keep it country!

Completely against more housing being built. This town has been ruined by over population. Temecula is no longer known for the beautiful peaceful town it used to be.

Please, don't allow the rezoning of this area. It will create a lot more traffic not allowing emergency vehicles to get through quick enough specially with fires in our area. We are all in a well water, propane and septic area and with this huge impact we would see more pollution in our land reaching the water table.

This re zoning was done under false pretense.

Temecula is overcrowded already. Part of our charm is wine country and rezoning it will take away from it. Do NOT rezone!!! You are destroying the natural beauty.
