We the people of Chapin to not want 1,000s of homes. Our roads, SCHOOLS and everything else can not support this. We moved from Lugoff where they over built and it is a crime over populated MESS. We bought a old home so cool your jets. I would NEVER buy a cookie cutter hourse. You building is dropping the value of this beautiful lake community. You are turning the capital of Lake murry, the biggest known lake into nothing special. You are going to take the charm that is left. STOP developing and care for the people who already pay taxes. Thats who you swore to work for, not housing developments, not deep pockets. THE PEOPLE.

The property contains a civil war cemetery. I don’t think the infrastructure can support a neighborhood of that size.

Although this is outside of the Town Of Chapin, the sewer (life blood of development) will most likely be provided by them. Town council and Mayor Al Koon control where sewer lines go inside their boundaries and out side. The growth that we see in Chapin is a result of their decisions. They need to use their system to manage growth — not promote it. They are getting ready to expand their system again. If the impact of growth in our area is a concern to you, the only way to change the course is to convince residents within the town to unelect the decision makers, or to convince them to make decisions in the best interest of the community of Chapin.
* If the Town doesn’t approve issuing the sewer taps that developers request (which they can do for subdivisions outside of the Town’s boundaries), Lexington County will not approve the subdivision. But the Town continues to approve taps, which puts them in a position to expand their treatment facility… and to continue the demise of Chapin.
Mungo has also been contributing to building the Town’s sewer system. (Mungo builds the sewer lines/Pump stations outside of the subdivision and is paid back with tap certificates — for every penny spent, which they in turn use on their new houses. This then allows more subdivision development along those lines and more sewer revenue to the Town to expand their treatment facility for even more development.
Time to start putting this back on the Town of Chapin.

The traffic Can Not handle these roads. Stop building. The developers come in buy the land and never have to live in this now congested area. We’ve been here 24 years. Chapin is no longer a small town. Growth is one thing. This town has been hijacked by the highest bidders. Protect the people.

We lose power all the time. Our water pressure sucks. You can't even get through Chapin a couple times a day. No more homes!

Larger lot sizes should be required to reduce overall impact on roads, schools, water, sewer, etc AND to be in keeping with the neighboring properties / subdivisions so that our town looks nice and planned not haphazard and sloppy.

The infrastructure is not here to support another hundred homes. Emergency response, roads, schools, sewer, systems, etc. would be overwhelming to an already overwhelmed system.
