We, the undersigned neighbors of the proposed Development Plan on the Collier Property, write to oppose the seven (7) lot plan presented to us in a neighborhood meeting on July 12; we do support a four (4) lot plan with the following conditions:

1. Private drives, common open spaces (COS) and pedestrian easements shall be owned and maintained by a Homeowner’s Association, and maintained consistent with the neighboring community. Adequate guest parking shall be provided.

2. The overall density and lot sizes shall be consistent with the Goodwyn Green Development to the south. Density shall not exceed .691 dwelling units per acre (DU/AC).

3. A 100’ rear building setback line shall be maintained along the Memphis Country Club property line, and 15’ setback with screening along all other property lines.

4. Rainwater runoff shall be retained or diverted.
