Oppose Appeal and Variance Requests 26 Sinwaoy

We the undersigned, as concerned town residents and homeowners, ask for the Zoning Board of appeals to uphold the zoning requirements in our R-7 Zone and oppose a variance for the construction of a 3 story structure at 26 Sinawoy Road. This structure is located in a historic neighborhood and an R-7 zone, where the maximum building allowed is 2 ½ stories.
Per the Town of Greenwich zoning definition:
45.1) Half-Story. A "half-story" is any space under the gable, hip or gambrel roof, the Floor Area, Gross, of which, including dormers, does not exceed 40% of the floor area immediately below in the R-6 through RA-1 zones, and 50% of the floor area immediately below in the RA-2 and RA-4 zones and in the commercial zones when measured at a plane seven feet above the floor directly below the roof. For areas below dormers, whether individual or shed type dormers, which have a ceiling height of five (5) feet or more, such areas shall be included in the determination of Floor Area, Gross for purposes of calculating a Story as defined in Sec. 6-5(45). We know that you are well aware of this situation as per the stop-work order issued. Now we call on you to protect our neighborhoods by not setting a precedent for future development of 3 story structures in 2 ½ story zones and stand firm in enforcing the zoning rules. Thank you.
