This proposed construction is neither necessary nor environmentally friendly to the Estes Park community! Please do not take additional actions which destroy the character of our town! It is our town's character take attracts visitors and leaves them with fond memories which they convey to their family and neighbors and other potential future visitors. Destroying our town's character will subsequently destroy why folks want to visit our town .... the National Park is an attraction for sure, however our town's character is also an important complementing attraction!

we are way way way over building, why 3-4 new hotels when last one built in maybe the mid 1990's? The new Dev code calls for more density town wide with 1/4 acre min lot size so people will be splitting lots like crazy and it will just make more second homes. Meanwhile not adding commercial for more jobs etc. negative traffic and wild life impact. Prospector apt is still not fully leased. there is not demand for more hotels unless town is going to get rid of STR's which would kill the economy as you cant force visitors to stay in hotels. We do not need 2000 to 2700 more housing units or hotels.

I am in full agreement with Jerry Jacob's comment. I would emphasize the negative impacts to wildlife which is one reason people live or visit Estes.

While I value the restoration of the lodge itself (aka Phase 1), I must respectfully oppose this annexation of the Elkhorn Lodge Phase 2. Annexation is a permanent land-use decision with long-term consequences that would enable development intensity far beyond what is currently allowed under county zoning. The available studies and evidence indicate the proposed development would create significant and unavoidable impacts to traffic, safety, infrastructure, and neighborhood character.
Given the findings of the completed traffic studies, infrastructure concerns, environmental impacts, and significant rezoning implications, I respectfully oppose this annexation & zone/rezone request.
Below are the primary reasons I urge the Planning Commissioners to deny this request.
Key Reasons for Opposition
• Completed Traffic Studies Show Serious Negative Impacts
The traffic analyses conducted to date confirm that the additional load generated by the proposed development will create unacceptable delays, dangerous congestion, and unsafe conditions on surrounding roads.
Elm Road and Old Ranger Road—both narrow residential roads not designed for commercial lodging traffic—are especially vulnerable.
The developer’s verbal assurances about directing traffic elsewhere are not enforceable and not supported by the study results.
Bottom line: The traffic impacts are already well documented, and they are not mitigable to an acceptable level.
• Water Study Completion Does Not Mean Adequacy
While water pressure tests have been performed, their results indicate that upgrades or additional infrastructure may be required to meet fire flow and safety standards.
“Passing” or “preliminary adequacy” is not the same as providing a sustainable, resilient long-term water solution for a large-scale resort.
Annexation should not be approved when infrastructure capacity is marginal or dependent on future improvements that may shift costs onto the town or residents.

800 units is ridiculous. Traffic on Moraine is seriously OUTRAGEOUS in high season. We cannot turn left or right for up to 10minutes, sometimes longer from Cedar Ridge. Our Wildlife can hardly safely cross to the Big Thompson to get a drink of water.
We moved to Estes Park because it was not overpopulated and there was not horrible traffic. In the past 4 years, traffic & light pollution has gone from slight to BRIGHT, it is impossible to see the stars anymore. And traffic noise is getting worse. Instead of building more condos, and more hotels, try living within the peaceful valley we once were. If you want Aspen, or Dillion or Longmont, move there and leave us alone! Considering you won't even consider another grocery store like ALDIS, you need to STOP building ASAP.

I oppose the need for more hotel/ motel space as the town and area is already commercially over built. The area in question is a wildlife migration path , and the intrinsic beauty of Estes Park is already in jeperdy with shortsighted non sustainable growth -

There is no short-term or long-term gain for residents, or the wildlife who call Estes Park home. This concept is for profit solely, and does not align with the Town of Estes Park's Mission, which includes, "acting as good stewards of public resources and the natural environment".
