I am modifying this petition to notify those of you that have signed, that the date for the hearing by the County Commission has changed. It is now Feb 4th, 2020 at the Dade City Courthouse. (Address listed below) The original date (Jan 9,2020) posted by the county was incorrect and thus it has been rescheduled. If you are able to attend the meeting, please do so. Thank you for signing and showing your opposition to this request for rezoning.

We would like to gather consensus against the rezoning of a 9.74 acre parcel of land located at the Northwest corner of Bell Lake Rd and Alpine Rd in Land O Lakes, FL. The current zoning for this parcel is R1 and the application in process is to rezone the land as MPUD (Master Planned Unit Development).

R1 zoning mandates guidelines for the use of the property and housing density which include but not limited to:

- 100ft minimum lot width

- 150ft minimum lot depth

- Single Family dwellings with a maximum density of 2.2 homes per acre.

- Minimum lot size 20,000 sq ft.

- Buildings cannot cover more than 35% of the land area.

- Setbacks are 30ft front, 15ft side, 25ft rear.


The rezoning of MPUD in the submitted application would have the following guidelines:

- minimum lot width of 35ft to 40ft

- Minimum lot depth of 110ft

- Minimum setbacks 15ft front, 5ft side, 15ft rear.

- Attached is a copy of the proposed plan as submitted to the Pasco County Planning commission.

It is important to note that this new MPUD zoning would also allow mobile homes even though this application states it is planning to build single family homes. Consider if the rezoning is allowed and the development falls through. Future use could include mobile homes.

We are suggesting that this plan does not mix well with surrounding developments, disturbs the rural feel and has potential negative impact on our property values. It also has the potential to disrupt the natural drainage of the surrounding property.

We are asking anyone that agrees that this property should remain zoned as an R1 parcel, to please sign this petition that we will offer to the Board of County Commissioners on January 9th, 2020. We also invite anyone interested in opposing this zoning change to attend the meeting of the Pasco BCC on February 4th, 2020 1:30pm. 37918 Meridian Ave. Dade City, FL 33525.

We attended the Pasco County Planning Commission meeting in early December to present our position and they agreed and have recommended to the BCC that they deny the application.
