The projections for sales at this restaurant would add ~$1.3 million of sales to the tax base in Oak Park. As a community without serious industry, that is a significant number. Additionally, the restaurant would provide jobs in our community, particularly for our youth. Last but not least, the restaurant will provide a source of reasonably priced food for our community. Ampler Development desires to build a new freestanding Taco Bell franchise
building with an accessory drive-thru at Roosevelt and Austin. They have a hearing on March 4, 2020 before the Zoning
Board of Appeals to allow for the operation of a drive-thru. With the design of any site layout, it is important to remain cognizant of the drive-thru’s
proximity to neighboring residential properties. To ensure that sound at the drive-thru is
directed away from neighbors, the building site has been oriented such that the impact of sound will be directed toward Roosevelt Road, not residential sites. A traffic study has been completed that shows that there will be minimal impact on traffic. Regarding the business’ hours of operation – the building is expected to be in operation 7 days a
week. The store’s hours of operation would begin at 7 A.M. and close at 1 A.M. from Sunday - Thursday. On weekends however, closing time would most likely be extended to 2 A.M. The
dining room shall close at 11 P.M. daily, while the drive-thru window would operate until
closing.
Considering the site’s present condition, we feel that the landscape improvements proposed to
be a noticeable improvement. The applicant recognizes that the site is one of the Village’s major
corners and is prepared to make these enhancements. One of the proposed improvements
includes the existing planter along Austin Blvd., which will also be touched-up with new
plantings so that there is a harmonious relationship with the proposed landscape on-site.
Overall, the addition of this building and drive-thru will prove beneficial to the community by
providing a valuable service.
Finally! Tired of driving all the way out to Cicero just to get a crunchwrap. Bring it to Oak Park already.
