We, as residents of Argyle, understand that Argyle will continue to grow and we have watched many new developments encompassing over 1,000 new homes approved within the last year. While we understand we will have growth, we want to maintain at least the controlled growth outlined in the Argyle Master Plan.

The request for the development of Belmont Ridge of 120 homes on small lots is a major departure from the approved Argyle Master plan and would dramatically change the character and feel along Hickory Hill Rd. The approval would also cause major congestion and safety issues for the many, many bikers and runners that frequent Hickory Hill Road. If there is a road the exhibits that style and feel that Argyle seems to want to have, it is Hickory Hill road. The current zoning is for residential but at 2.5 acres or greater per home. The reason this zoning was put in place was to maintain some level of rural character as Argyle development continues to occur. I am not opposed to the existing zoning of SF-2.5 which aligns with the neighborhood across from this property, Hickory Ridge Estates. A developer should only develop this land with the existing zoning.

We are expressing our strong disagreement with changing this zoning from 2.5 acre lots to the smaller lots requested. Please deny this request and keep the 2.5 acre lots the standard for any builder.
