No on 4th Floor - Vince and Associates

I would like to state that I think adding FOUR floors is way over the top for the lot that the Vince and Associates building occupies. The city is always saying that they want to improve the Metcalf Avenue area and this is definitely over kill, not improvement. They say to be appropriate "dress for the occasion". Well I say, to be appropriate "build for the space". I hope you will take the Pinehurst residents comments to heart and especially those who must live directly behind this building. They were not planning on this when they bought their home and even adding 3 floors is too much but four is horrible. I will be disappointed if you go ahead and approve this building to go even higher. In addition to the building height, I do not believe that there will be enough parking for the people who are to occupy this building once completed. Vince and Associates are currently using the Baptist Church parking lot across the street from their building for parking and busing their employees several times back and forth during the day. I am opposed to the forth floor addition to the neworld construction at Vince & Associates. this addition would have a negative impact on our neighbors who live directly behind this building.

This is unacceptable as it would greatly impact property values in the area. I can put up with the gaudy lights for two months a year, but once this would be approved, there would be nothing stopping more commercial development of this type in our residential area. Look at the cemetery down south to see what has happened with development around that area.

We do not need new construction. There is plenty of property for businesses in the area that need renovating and use instead of adding more. Fixing the empty business building between 91 and 95th and Metcalf would be of value.

The Vince and Associate development is too large to handle the current site. They have to park across the street in a church parking to handle the amount of traffic that they have every day. It has increased the amount of traffic going in and out of our subdivision. It also causes additional stress for us because people driving in and out of the church parking lot do not stop before pulling out on the public road. They should have never been allowed to build a three story building in that location. It also appears to me that they are violating an overland park regulation since there appears to be no run off pond on site and at one time a pond was required for all new construction.

Absolutely no to the fourth floor being added to Vince and associates they need to relocate their entire operation to a non-residential area the traffic has increased tremendously to what was once a quiet residential neighborhood street 101st St.

I am a healthcare professional and completely support the research that is being done at Vince and associates however they need to relocate to area outside of a residential setting their growth and expansion is not appropriate in the Pinehurst residential area. Absolutely no to adding the fourth floorThe traffic has already increased tremendously early-morning all day long and into the late night hours on the street that we live 101st St. note to the fourth

no 4 floors. Ifvthey truly need space they canvraise the roof on each of the other buildings which would add two stories and look so much better. Parking is another issue!

Four stories is too high for this area. Traffic on 99th already goes too fast and this street will be used as an alternative route for those leaving Vince & Associates who need to go east as it the first main street north of their exit.
