No on 4th Floor.

We need your support in stopping Vince & Associates and their proposed 4th floor development. This development has gotten too big, affects our property values, privacy & quality of life.This development effects everyone in the surrounding neighborhoods - a 4th floor will be above tree line, traffic will increase from the delivery vehicles, employees & patients trying to cut through and this 24/7 business doesn't provide the neighborhood peace and quite like a traditional business does.


On Monday December 1, 2014 the Overland Park City Council and Mayor are set to vote to allow or disallow a 4th story to be added to the current development. The Pinehurst HOA, would like your signature as one of the ways to show your support that you do NOT want a 4th story to be added onto the Vince and Associates building at 10103 Metcalf Ave., Overland Park, KS 66212.



This petition will be presented at the City Council meeting including your comments. We also encourage you to attend as we will be stronger in numbers. Also, please talk to your neighbors and have them sign the petition and attend the City Council meeting on Monday December 1, 2014 at Overland Park City Hall (8500 Santa Fe Drive, Overland Park, 66212) at 7:00 p.m.

OP needs to value and respect it's R-1 neighborhoods more than allowing for profit businesses to encroache and operate within them.. Even three floors looks out of place at this location and is shoe horned in.. While I appreciate the good work and spirit of Vince, you only get do-overs on the playground - you asked for three, stick with three.

We object to the invasion of the privacy of our neighbors. If this development is allowed, what is to stop orther business to feel they have the right to put up other large developments that will affect the property values and quality of life in our neighborhood.

3 floors is already looms large for this location, and the addition of the fourth should be completely rejected by the city. The traffic is considerable every morning when I turn left from 101st onto Metcalf--I'm always contending with the shuttle that is bringing people to their cars at the church.

It was a mistake for any expansion to be approved. The business currently does not have adequate parking as required by City Oridinace. Not sure Vince is good for the neighborhood since a focus is clinical trials for drug abusers.

My sister lives in the area. My kids along with my sisters and many others deserve a quiet place to be kids. The number one concern of a parent is protecting your child. Increased traffic and persons in the area decreases the safety and security of our children.
