OP needs to value and respect it's R-1 neighborhoods more than allowing for profit businesses to encroache and operate within them.. Even three floors looks out of place at this location and is shoe horned in.. While I appreciate the good work and spirit of Vince, you only get do-overs on the playground - you asked for three, stick with three.

"No" on the plans to expand the development of Vince and Associates. I am also a healthcare provider and view medical research as essential to healthcare. However, the campus is beckmg too expansive for a residential neighborhood. There are other more typical office or commercial developments in the area better suited for a research facility of this size. Relocation of the facility would better accommodate the expansion without the negative impact on local property values.

I am opposed to the expansion of Vince and Associates at the current location. I am a healthcare professional and have an appreciation for the research being done there. However, the rapid expansion over the past few years and the proposed further expansion is inappropriate in this residential area. Our property values will be impacted. Furthermore, we have seen an increase in traffic at all hours of the day and night and many drivers are not adhering to the speed limit. This puts my child and my family at risk. It also impacts the noise level of our neighborhood. Further expansion should not be allowed.
