The city of Raleigh Planning/Development Department issued a report justifying rezoning the corner of New Hope and Buffalo Roads for a 350 unit (4) story urban apartment complex in the middle of our suburbia community.

Many issues raised as follows:
1. Traffic increase/speeds threatens safety and walkability on sidewalks parallel to streets:
2. Urban apartment complex is ‘incompatible’ with character of surrounding low-rise suburban homes;
3. Micro-climate destroyed by removal of ‘Tree Conservation’ for massive amounts of asphalt parking;
4. Privacy of adjacent properties with a no buffered 4-story complex surrounded by parking;
5. High density urban building placed in low-density neighborhoods is eyesore/blocks sunlight;
6. Property values of existing residents are negatively affected by high-density apartment housing.

I’d love to see an economical housing development there, but I’m very concerned with the scale, style, and traffic increase without a strong mitigation plan. I’d be much more attracted to a mixed use development to support tall structures.
New hope is congested enough. If something has to be built why not townhomes instead where owners will at least respect their surroundings and maintain value since it's an investment. where a transient(rental population) will not.
This is the 3rd most dangerous intersection in Raleigh! More congestion in such a small area is not the answer. Nor is this huge complex that is in a suburban area with low rise homes. It’s not a good fit for the area.
Please understand that this beautiful a d enjoyable neighborhood, where neighbors actually become acquainted and look out for one another and live on a very friendly basis one with another, would be greatly hampered by such changes as have been proposed. Let’s think this through.
This area is not zoned for an apartment building and I do not want to see the city override the zoning board recommendation. This is a residential area of single-family homes and an Over-55 community. An apartment building does not belong here.
Does Raleigh really need more high-density housing? Traffic congestion especially around Lidl is already dangerous. Build neighborhoods, not 4 story eyesores. We're watching City Council!
Apartments are too big and have too many units for this residential area.

As a long time resident of the Hedingham Subdivision which has over 2,000 homes, what's needed in the location in question is retail and not more housing. Why? The traffic is already dangerous and bringing in more housing/vehicles will not improve my community.
