I've lived on Spoon Drift for 27 years. It takes me longer to get n the freeway than to drive the rest of the way to work sometimes. The house rentals are bad enough, but more apartments would threaten our infrastructure even more.

As a Retired Law Enforcement Officer from a major metropolitan area in the North East, I have personally observed the current patrol activities of the Fort Worth Police Department in our neighborhood. They do an outstanding job but are extremely over worked and need additional patrol resources. Apartments that require a low income threshold are breeding grounds for criminal activities. This also creates a problem for the neighborhoods immediately surrounding the new multifamily dwellings. It's called Crime and I don't want it near my home or family. I opposed this zoning project.

I oppose the rezoning change due to:
1. Environmental concerns
2. Lack of Police/ Fire
3. Increased crime
4. Lack of infrastructure
5. Property values will decrease
6. Legal concerns- Written and expressed information from the city and developer/ homebuilders said land in MCR was promoted to keep the greenbelt and be single family zoned.
7. Public school system will be burdened.
8. Quality of life will be lowered.

1. Environmental concerns- the wetlands, wildlife, and 100-year flood plain will not be sustained.
2. Lack of Police/ Fire
3. Increased crime will prevail
4. Lack of infrastructure- do not have basic amenities- grocery store- bank- hospital- roads cant keep up with demand. School infrastructure will contiune to be burdened.
5. Property values will decrease
6. Legal concerns- Written and expressed information from the city and developer/ homebuilders said land in MCR was promoted to keep the greenbelt and be single family zoned with one Elementary School and one commercial portion ( retail- gas station) on corner of Huffiness and Ten Mile Bridge. The portion currently has not been improved upon.
7. Public school system will be burdened with maxed capacity.
8. Quality of life- expressed written information from the City of Fort Worth said I bought a home in a single family zoned area of Marine Creek Ranch. The lake area that we pay HOA dues to access will be burdened.

Our neighborhood homeowners pay considerable property tax. Poor zoning decisions will bring tax revenue down in a bad way because this change can only lower property values. We presently have a very nice neighborhood and want it to remain that way.

To all my fellow HOA members. with a little research i have learned that the 3 people on the board of directors for our HOA are all employees of the development company that owns the land in question, Hayden Cutler Co. the only way for us to oppose this is to show up at the fort worth city zoning meeting on May 11. Our HOA board has a financial interest in making sure these apartments are built.

I oppose the rezoning for the reasons listed above. Many of roads are in the MCR vicinity are unsafe because they are desperately in need of widening and repaving. We cannot accommodate the increase in population.

I oppose the rezoning of any part of the Marine Creek subdivision to allow multi-family housing. The current infrastructure does not sufficiently supply the homes currently built with needed amenities such as grocery stores, gas stations, local police/fire stations, pharmacies, and medical clinic/hospital. Currently everyone must drive to Lake Worth in order to shop for groceries and find other needed amenities.
The addition of any multi-family community would lead to overcrowding of the roads, schools, and drive down property values. It is well documented that crime rates tend to rise when multi-family communities (particularly in the cases of subsidized communities) are built in predominantly single-family subdivisions. Also, Marine Creek Ranch was expressly marketed exclusively for single-family homes and many of its residents will feel forced to sale and move to a more balanced environment.

I fully support this opposition for every reason listed, and I add that enough is enough! The City of Fort Worth has annexed land all over north Tarrant County and repeatedly sells to developers that just throw up huge apartment complexes without any regard to neighboring single-family residential communities or the road, schools and emergency services infrastructure that's required to support the increased volume. There is already a significant traffic issue in north Tarrant County as it is and Cromwell Marine Creek is one of the saddest examples of how little you care. Moreover, in the five years I've lived in my house, five sizable complexes have been built in the area that constantly advertise vacancies; so, this complex is completely unnecessary. Show some care for our community and stop devaluing it and our investments as homeowners if you want us to invest ourselves in supporting you!
