I am writing to express my concern about the proposed multi family (apartments) dwellings planned for the corner of Cromwell Marine Creek and Huffines.
I am concerned about the negative impact it will have in several ways.
The first thing I notice is the population density in this area is quite high compared to the infrastructure that is presently in place. The roads are ill equipped to handle the current traffic. It is going to get worse as more single family houses are built in this area. Factor in high density multi family dwellings and it increases that much more. If you require an example try to leave our neighborhood at 5pm and go to Lake Worth. You will sit through the light at Azle avenue 2-3 times at least. Marine Creek Parkway is in very poor repair. There is already a new neighborhood with new construction south of Parkview elementary and another area being developed south of the North branch of the library. Cromwell Marine Creek is also inundated with cars and east of Huffines is in poor repair. All of the roads except Huffines that lead away from where this apartment complex is being proposed are 2 lane roads that are extremely congested during peak hours and will only get worse as more houses are built in this area.
The second factor that concerns me is property values and crime. I believe that having more multi family dwellings near my home will negatively affect my property values and in turn affect the tax base of the city. A brief search on the internet reveals two opposed views on the impact of apartments to nearby home owners. Those that seem to be part of the apartment building industry state that there is little to no impact while those who are against apartments believe that it creates a huge negative impact. The studies that appear objective state that irrelevant of socioeconomic conditions apartment complexes are associated with increased crime. Increased crime is associated with decreased values.

The rezoning plan for multiple dwellings in Marine Creek is a mistake, the already over burdened infrastructure is a problem and with the addition of the currently under construction 244 single family homes and the plans for another 244 homes.we are already over developing the neighborhood, The addition of apartments is a disaster for Marine Creek more congestion and the decrease in value of our properties. Who's brilliant idea was this? The natural beauty is being destroyed . A community of single family homes in a green setting was what was offered and was why I purchased HERE. We need to keep it this way. Greedy developers care nothing for our community they see only $$$$. I strongly disagree with this rezoning and will do everything I can to prevent it.

This area was promised as single dwelling with green belt areas, the green belts are all but gone. The allure of this community is slowly losing it's appeal and this development will just make more of us unsatisfied and possibly cause us to make some serious decisions about staying in an area we love. Area roads are struggling to support single family housing development at the proposed intersection. High density housing will only increase these problems. Further, the developer of Marine Creek Ranch did not disclosure intention to include apartment housing in the development. Proximity to apartments of any threatens property values.
