As a Marshall community member living South of Black St. and East of Salt Pond (Including Olson Ave. South of Morrow St.), it is my wish that the commercial building located on the corner of Odell Ave. and Black St. remain zoned as commercial property for the foreseeable future. We have an entire residential neighborhood all zoned as R-1 (single family residence).

The building at the corner of Odell Ave. and Black St. is the only non-conforming building in our neighborhood, zoned commercial use.

As homeowners we purchased our primary residences in belief that the neighborhood will stay zoned as R-1, single family use only.

We border a commercial district to the north. The property at Odell Ave. and Black St. borders that district and is zoned with that district as commercial. We do not border any R-2 or R-3 zones without separation by natural boundaries, creeks, pastures, or agricultural land. It would be seen as poor faith by the city that any portions of our neighborhood are re-zoned to R-2 or R-3.

The city council needs to pay attention because the momentum behind this demand is undeniable. They cannot keep ignoring the residents of this neighborhood while they push their careless rezoning agenda behind closed doors.

THESE STUDENTS HAVE NO RESPECT FOR PROPERTY AND WE DONT NEED THEM BROUGHT INTO OUR BACKYARD. LEAVE THE ZONING ALONE.

Keep it R-1. We dont need more noise or traffic on Odell. Plenty of places for students elsewhere.

Address: 405 Olson Ave. Not okay with rezoning. This will ruin the quiet nature of our street.

There are a lot of kids playing on this block and if college kids move in on the block, They’ll be more traffic which can increase the risk of a motor vehicle accident involving a child and college kids are known to be up late partying and the surrounding house and kids that need to sleep and parents that wake up before the sun comes up to go to work

I reside at 221 east black, which is directly connected to the property that is requested to rezone. We recently have had college students vandalize personal and commercial property. If we where to rezone said property to house these students I'm afraid the issues would get worse and I will have to endure the cost. Also I have several children in which their lives would be affected as well due to the noise later in the evening. Our police department is already stretched as it is and I'm sure there will be frequent calls in regards to peace.
