Logan Homes Development is situated within an Extraterritorial Jurisdiction (ETJ), resulting in the absence of town tax revenue.

The Conditional Zoning (CZ) application submitted by Logan Homes, if granted approval, would necessitate the inclusion of specific conditions and compromises. A NCDOT project engineer expressed concerns, saying, "I would imagine the traffic study would come back and say that without substantial improvements, the existing roadway network is insufficient..." In addition, the Logan Homes egress would be located next to the Seaside Methodist Church.

The proposal seeks a 70% increase, resulting in the conversion of 1044 single-family homes into 1780 mixed-use units.

Additionally, the applicant is proposing a storage facility on Rt. 904, situated between The Sanctuary and Seaside Methodist Church, in close proximity to the Town Center.

Furthermore, the proposed lot size of 5,000 sf falls short of the current requirement of 10,000 sf. We strongly oppose any compromise on this matter, as the property was previously approved in 2022 with a lot size of 7,500 sf.

We respectfully request that the Planning Board thoroughly evaluate our concerns and decline the proposed application, refraining from forwarding it to Council for further consideration.
