As residents of Noblesville, we are deeply concerned with the City's actions to approve the proposal by Maefield Development and Hazel Dell, LLC to construct a 611-unit apartment complex that will be built on the northeast corner of Hazel Dell and Edenshall Lane. We are concerned about the overall size of the planned development as well as the impact on school classroom size and resources, traffic congestion, public safety, environmental degradation and home values in the surrounding area.

We ask that the City of Noblesville and all parties involved only proceed with this development based on the original 2003 zoning plan, which called for no more than 420 high-end apartments.

We also ask that environmental studies be completed and verified by third parties that show no negative impact to the area, and that Kirkendall Creek would not be affected by the apartment complex as proposed.

Furthermore, we have concerns that the property developers will fail in their intent to lure enough "young professionals" as tenants, forcing property managers to allow rent subsidies from government programs. We ask that the City of Noblesville ensure proper enforcement of any agreements that forbid such subsidies from being accepted.
