There was a community meeting held on 8/27 that contained many members of our community along with the builders. Many great questions were asked and a lot of answers given.
Here is a highlight of the concerns mentioned:
- 4 story building for any part of the development is strongly opposed. Recommendation for 2 story instead.
- Parking will likely not be large enough to handle the residence of the senior living center + mental rehabilitation facility + faculty
- The project is currently in a proposal phase, meaning:
- They do not own the property
- They will buy only once they get approval from town council
- The builder does not plan on buying both parcel’s of land, they are only considering the purchase of the land adjacent to Via De Palmas and Ellsworth
- Concerns over the entrance of the building facing Via De Palmas - This will likely make the natural flow of traffic come in through Via De Palmas. Builder is hesitant that they will be able to move the entrance to the other side of the building due to uncontrollable factors.
- Community showed strong concern over the traffic on Ellsworth Road, stating it is already congested especially during school / work hours. Making the turn to get into the far lane to turn on Chandler Heights Rd difficult at best.
- Note: The front building is an 55+ apartment building near Ellsworth (not assisted living), meaning only 1 person of the household needs to be over 55. The apartments will have 1 -2 bedrooms.
- Next steps:
- The builder will take all the concerns back and re-propose.
- Additional traffic study will be performed.
- The community will have another chance to meeting with the builders to review new proposal.
- No ETA provided for either step.

The transcript from the recent community meeting is being reviewed to ensure our formal opposition points are documented accurately. We are now preparing a summary of the traffic and zoning concerns to present directly to the town council members.

The scale of this response confirms that our concerns regarding the Hastings Farms development are shared by the wider town. I have prepared a formal summary of these traffic and zoning objections to present directly to the council members during our next scheduled consultation.

Opposed to this entire proposal. Building will be out of place in Hastings Farms housing development. Traffic will be a nightmare and much more congested than it already is. I suggest a park on that lot.
this is not the place fo a 4 story building, one story garden style homes low maintence 55+ with country style charm would be more fitting for queen creek
We have enough traffic on Ellsworth and certainly don’t need more. This is a rural town and I didn’t buy my home only to have an apartment complex move next to it and block my view of the sunset. Why should renters use our side streets and block our views and increase traffic? Shouldn’t homeowners have more influence then a more transient population?
With a community full of children, this future site for a rehab facility, ect. Would make the area a scary place and would jeopardize the children’s safety!
A 4 story building in front of a nice neighborhood is ridiculous. There are not any buildings currently that tall in QC and I believe it is going to be an eye sore. This is also going to negatively effect our property values and I am 100% against it. However I think 1 or 2 stories would be tolerable.
I was at the meeting. Not happy about the height, parking issue and traffic going into our main entrance and exit.
I’m opposed to this size of facility and plan for the Hastings Farms location. To put high-density housing at that location on Ellsworth is not thought out. It’s a high traffic, congested area already. The people who live in Hastings Farms still have difficulty getting out of the community, even with the new light at Via de Palmas. The 4-story building height proposed does not fit with Queen Creek’’s goal of keeping the small, rural town feel even as we grow. It’d also obstruct the reaidents’ views of the mountains and create an eye sore for the people who live in that area of our community. The developers should go back and rework the plan for a 1-story facility and think through the parking and traffic ramifications of their design, instead of leaving the residents stuck with an over-crowded monstrosity that’s in the wrong location on Ellsworth Road.

I am concerned about a 4-story building. Two stories would be fine. We are a cute, small town - let's keep that feeling and not start building 4-story buildings. Plus we already have horrible traffic issues so while a 2-story building would be manageable, traffic from a 4-story building would definitely exacerbate existing traffic headaches.
