Whereas Docket SU-21-004: Malcolm-Peck Reception requests a special review to grant the owners of Greystone Castle special permissions and permits to host 170 events per calendar year, including 10 events with a maximum of 200 guests, 10 events with a maximum of 100 guests, and 150 events with a maximum of 15 guests.
We the undersigned petition the Commissioner as follows: As residents of Flagstaff Mountain, close neighbors of Greystone Castle, and others that use Flagstaff Mountain Rd., we implore the commissioners to deny any and all of this docket on the following grounds:
Flagstaff Mountain is a special area to visit as well as live in; zoned Forestry. Should this request pass, it will degrade travel in the area, impact residents who live in the area and visitors who come to enjoy it, increase safety issues, and impact the flora and fauna of the area. A quick review of the numbers involved follows:
- 170 Events per year, averages one special event on Flagstaff every 2.15 days.
- The number of visitors attending these events could be greater than 5,000; additionally, catering trucks, equipment rental trucks, any employees or contracted staff and possibly more
The Boulder County Land Use Code Article-4 for Forestry land, dated: January 5, 2023 includes the following:
‘…Right of the Property owner to use his property as he pleases … But he may not use his property as he pleases without regard for his neighbors, or the effect of his actions upon the welfare and prosperity of the whole community of which he is a part.’
We do not think it is possible for this level of commercial business not to have an impact on the welfare of the surrounding community. To include:
- Flagstaff Rd. is already overcrowded with day visitors. Adding another 5000+ people to it will impact everyone who lives and visits this area.
- Flagstaff Rd. is a multi-use road with minimal shoulders and many blind corners. Motor vehicle/pedestrian/cyclist incidents are now an ongoing concern. This will only compound that problem.
- Parking is minimal and routinely causes hazardous road conditions. This request will only worsen that situation.
- How do you host hundreds of people without increasing the noise, light pollution, and fire danger in the area, thus disturbing the neighborhood?
- People live here to have some privacy and serenity, to enjoy nature, not to live next to a commercial venue.
