Conditional Zoning for Sea Trail Revitalization
Approve the conditional use zoning application submitted by Riptide Builders LLC NOW to ensure the revitalization plan presented by Sea Trail Investments, LLC and their strategic partners.
It is well known by residents and visitors alike that the Sea Trail community, including golf courses and other commercial amenities, has been in a state of decline for many years. We have an opportunity provided by Sea Trail Investments, LLC (STI) to not only reverse this decline, but to turn this community into Carolina’s premier golf, convention, and beach destination that it was originally intended to be. Furthermore, completion of this project would provide a major boost to the town of Sunset Beach by increasing tourism and tax revenues.
A revitalization project fronted by Riptide Builders has been in the planning and review stages for the past two years. The scope of this undertaking requires a huge commitment of resources which have been pledged by STI and their strategic partners/investors. However, this resource commitment is not available indefinitely. The Conditional Zoning Submission needs to be approved NOW by the Sunset Beach Planning Board and the Sunset Beach Town Council. If the approval process is not completed in the next 45 days, there is a risk that the investors will no longer be investing in the revitalization of Sea Trail.
For Sea Trail and Sunset Beach to lose this unique revitalization opportunity is unthinkable. Via this petition, we the undersigned are in favor of the conditional zoning submission required to update and renovate existing commercial facilities, golf courses, golf clubhouses, build new hotel and condominiums to support the golf course and convention business and to create new small commercial businesses that will further support the resort visitors and residents. Via this petition, we the undersigned strongly urge you, as our elected representatives, to collectively move forward on the approval of this project immediately.
