Riptide Builders submitted a 22 parcel application for conditional zoning with an obscure purpose for parcels. It is problematic to make an educated decision without clarity of parcels’ intended use. Residents should know the intent.
Requests:
- Request Riptide to submit specific intent for 22 parcel.
- Partial solution: Request Riptide to submit separate proposals for each parcel of land which could expedite the approval of development around the Convention Center Complex.
- In the best interest of the Town and residents, we ask for you to utilize the 2017 Land Use Plan of Sunset Beach and Riptide’s clarified intent to make an informed recommendation and decision regarding Riptide’s application of 22 parcels for conditional zoning.Town and Residents agreed importance of:
- Single family homes (88%)
- Restaurants/Dinning (93%)
- Preserving environment (81%)
- Maintaining open spaces with an eye on density (71%)
- Growth management and regulation as a major concern (86%)
The 2017 Land Use Plan for the Town of Sunset Beach outlines the vision for 10-20 years, developed by the Town and Sunset Beach residents.

Riptide Builders remains silent on the specific plans for these parcels despite our repeated requests for clarity. Call the planning board office today to demand they require separate proposals for each site before moving forward. We must hold the line on the 2017 Land Use Plan to protect our town from unchecked density.

The momentum behind this petition proves that our community expects full transparency from Riptide Builders. Now we must turn this energy toward action so call your council representative today and demand they push for separate proposals for each parcel.

All 22 tracks should be individually addressed for approval. My main concern is Track #12 and the type of condo units and the number of vehicles in and out of crooked culley circle and the lose of wild life in Sea Trail.
Sea Trail is not a commercial area. No commercial business can survive in an oft the business path. There is not enough support in the community to support retail businesses. If was such a great idea there would be more national businesses in the commercial district of downtown Sunset Beach. Tired of only Hardee’s?
We are for progress, but we have concerns with Tract #16 and the potential building of short-term rental/golf package condos. Are there better options to protect those invested in single family homes surrounding this tract as well as all environmental issues resulting therefrom. Is there any order/time frame for development of all 22 parcels.
Full disclosure of intent for each parcel please! We should not be giving Riptide or anyone else a blank check.
Short term rentals (tract #16) in a residential neighborhood could very likely impact the safety, security, and quality of life of homeowners. Transient Tenants do not have a vested interest in neighborhood. We have never heard a homebuyer say they were looking for a home near short term rentals.
I also remain extremely concerned about Riptide's planned commercial development at East and South entrances. Are we to have NO mature live oaks left after these people are done with us??? It appears they literally plan to "pave paradise and put up a parking lot"! NO. Plus, need/demand for such space is unclear at best. We already have a plethora of unused commercial space around town. How about filling that up first? The shame of it is, everybody I've spoken with is on board with 95-99% of what Riptide wants to do, i.e., revamping the club houses and convention center, developing existing commercial space, etc. Why does Riptide have to stick a fork in the entire community's collective eye by insisting on commercial development where most of us feel it does not belong???
I am firmly against any commercial development by Riptide at the south entrance to Seatrail.

There are currently un-used vacant commercial properties and storefronts around the town now, do we really need more.
