I also remain extremely concerned about Riptide's planned commercial development at East and South entrances. Are we to have NO mature live oaks left after these people are done with us??? It appears they literally plan to "pave paradise and put up a parking lot"! NO. Plus, need/demand for such space is unclear at best. We already have a plethora of unused commercial space around town. How about filling that up first? The shame of it is, everybody I've spoken with is on board with 95-99% of what Riptide wants to do, i.e., revamping the club houses and convention center, developing existing commercial space, etc. Why does Riptide have to stick a fork in the entire community's collective eye by insisting on commercial development where most of us feel it does not belong???

I am firmly against any commercial development by Riptide at the south entrance to Seatrail.

Cutting down 50-100 year old trees is NOT replaced by Bradford pear at 1/3 the grown size as already done. Does every piece of land have to be developed with anything? Leave some space to breathe, including wild animals and birds!

We are concerned about the wild life,there is no place for them to go, only in our yards. When we moved here we had to get permission to cut down a tree.

No other planned community in Brunswick County allows this; why should we? It only cheapens the community and hurts property values.

Building on wetlands....destroys the environment and what about the buildings to be built on these lands? How sturdy/stable? Infrastructure and traffic/water flow? Much not explicitly explained. Stores??? What about our town businesses?

There are currently un-used vacant commercial properties and storefronts around the town now, do we really need more.

We need clarification on what exactly is going to be built on each subject.
Revitalize excisting commercial buildings first. In the not so distant future demographics will change and we might be looking at a lot of empty/unused "inventory" (i.e. shops and condo's).
A senior facility with independent living, rehab and assisted living could thrive and after it has served its purpose can be modified to hotel suites/rooms for touristic purposes.

Wetlands should be protected - not developed - there is very little wildlife observed at Byrd Watch now. Also, instead of 10-15 items for potential commercial development - should be limited to 1-4 at most

All 22 tracks should be individually addressed for approval. My main concern is Track #12 and the type of condo units and the number of vehicles in and out of crooked culley circle and the lose of wild life in Sea Trail.

Without clarity as to the intended use of each parcel offers too much latitude for development of each parcel.

Residential developments are meant to be just that. Two or three SMALL commercial "islands" in addition to the Convention Center and golf club houses within Sea Trail are fine but not up to 20 parcels.

I am concerned with the loss of green spaces within SeaTrail. We are losing trees to tracts of houses. Commercial buildings will impact the natural areas remaining.

Sea Trail is not a commercial area. No commercial business can survive in an oft the business path. There is not enough support in the community to support retail businesses. If was such a great idea there would be more national businesses in the commercial district of downtown Sunset Beach. Tired of only Hardee’s?

Everything Riptide does is Clear Cut every tree. Also, how about a real plan to handle the storm water. Complete one section at a time. We do not need all this commercial lots in our neighborhood.

We are for progress, but we have concerns with Tract #16 and the potential building of short-term rental/golf package condos. Are there better options to protect those invested in single family homes surrounding this tract as well as all environmental issues resulting therefrom. Is there any order/time frame for development of all 22 parcels.
