My concerns are that I moved here to be in a residential community not commercial. Also there are enough empty buildings in the town itself that can be occupied. We don’t need anymore vacant buildings in the town or especially Sea Trail itself to bring down our property values. Also, are there any surveys being done about the roads or parking at the beach with all this extra population and vehicles? And if so, what were the findings and solutions?

Short term rentals (tract #16) in a residential neighborhood could very likely impact the safety, security, and quality of life of homeowners. Transient Tenants do not have a vested interest in neighborhood.
We have never heard a homebuyer say they were looking for a home near short term rentals.

Need to know what commercial establishments are/are not allowed, what are the rental rules for the new multi family buildings min 3 mth or weekly pkg play

I am not against all of what Riptide proposes; yet so much is too vague
