We, the undersigned residents of the Sunset Road neighborhood in Winchester, MA, wish to express our concerns over safety and environmental issues associated with the proposed redevelopment of the property formerly owned by Kraft/General Foods. We ask the City to review these concerns and require modifications and restrictions on the development to mitigate these issues.

  • Our primary concern regards traffic associated with access to Sunset Road from the new development. Based on the size and scope of the development unrestricted access to Sunset Road would overwhelm the street with traffic in a residential neighborhood that includes many young children. We ask the City to prohibit access to Sunset Road from the new development.
  • We are concerned about emergency access to Sunset Road for several reasons. Emergency access would lead to increased traffic on Sunset by encouraging people to park on the street and walk into the development through such emergency access roads. Given the inclusion of an assisted living facility, emergency access would also be likely to cause more traffic on Sunset since it would be the most direct route to Winchester Hospital. The presence of emergency access roads might also encourage conversion of such roads to unrestricted passageways in the future. We ask the City to prohibit any emergency access to Sunset Road from the new development.
  • We are concerned about the buffer zone. We ask the City to require a reasonable buffer zone to Sunset Road that includes landscaping and fencing between the new development and Sunset Road. The purpose of such landscaping and fencing would be to minimize pedestrian traffic onto Sunset Road and therefore automobile traffic. It would also make the project more visibly appealing.
  • We are concerned about the impact on the environment. In particular we are concerned about rain water run-off. As you are probably aware the area just west of the proposed development floods periodically. There is also a significant presence of wildlife in the area including deer, turkeys, coyotes and other animals. We ask that the City require an environmental impact study and that the developer be required to address any issues raised in the study.
