Allow for Mixed-Use Redevelopment of Riverside Square's "Buckett's Building"
The Apiary, LLC an affiliate company of Union Burrito and Fuse + Spark restaurants is seeking to substantially rehabilitate the building at 273-279 Bullocks Pt Ave in Riverside, locally known as "The Buckett's Building".
The first floor will consist of a new home for the Fuse + Spark restaurant, two commercial units, and the existing convenience store. The second floor plan is for six studios and a single one bedroom apartment. There will be 8 parking spaces in the rear of the building.
The Apiary is seeking the community's support of its petition to the East Providence Zoning Board for a change of use on the 2nd floor from commercial to residential use and the relief from existing parking requirements.
The Apiary is an East Providence-based, incremental development company. We help strengthen our neighborhoods through targeted small-scale development projects. We strive to create spaces where community can flourish.
The financial viability of the project depends upon the re-purposing of the long condemned second floor into residential use. We envision a new restaurant for Fuse + Spark in 2021 with exciting options for additional redevelopment in the two remaining commercial storefronts in 2022. The economic reality for commercial development for small town centers has been challenging even in the best economic climates, today it is even harder. The pending construction of the residential units, chronically in short supply, provides the financial stability necessary to pursue the commercial redevelopment on the 1st floor.

The development of the square is essential for riverside. It is the heart of the town. It should be upgraded and this is a great project with respect for what was and with a great vision for the future.
