A gated community is a cover for game day party homes and airbnb--there is no reason to make it a gated community except to be able to secure it when you are not here. These folks would be free to cut through our neighborhoods to get to games, but we would not have access to walk through that closed community. There is no guarantee that they will include green space since MB provides the required amount of green space. This development is an extension of 1st and main and the new hotel and does not fit into the character of our neighborhood. This is not just a neighborhood concern. All of the fine citizens of Blacksburg who care about keeping the integrity and character of our neighborhoods should take note. The town would be happy to pave and build high and medium density housing in our neighborhoods. If this rezoning goes through it sets and precedent. I am not against development, but we have to keep our residential zoning or anything is possible. The town has very poor ability to enforce existing rules and a promise that a condo association will keep it to seniors and residents is not something you should hang your hat on. I want to see families and children in our neighborhood and preserve our trees and natural environment. Our greatest draw is our quality of life. Read the Princeton review:

This development is out of character for our neighborhood. A gated community is unfriendly and seems to be a cover for football game parties and rentals. This development is not senior friendly and is clearly not walking and neighborhood friendly. Furthermore, the scale of these buildings needs to be studied as I believe they will loom over our beloved neighborhood school. Please say no to rezoning our beloved neighborhood.

The Margaret Beeks Elementary children do not need the dust and noise of the destruction to prepare the area, then the noise and dust to build so many buildings close by to where they play outside! I live in Blacksburg. Plus, I shop@Krogers very near Margaret Beeks, and I imagine lots of dust, debris & noise will cause much disturbance all around on the various homes already existing around the proposed DESTRUCTION & construction site!

Remember how we were sold a bill of goods about The Brownstone being a live/work downtown project? 80% of the units were sold to out-of-town, wealthy football fans. ( Of course, most of these alum buying second or third houses are over 55!) How many more times will we allow our town officials to kneel at the feet of wealthy developers, who want to cash in on the student and rich alum market, instead of working toward creating housing and healthy development to meet the needs of permanent residents of all ages, especially those with low to moderate incomes?

The proposed buildings are insufficiently high. If a few hundred feet taller Beeks playgrounds could be shielded for getting any sunshine and so the grass and plants would die and we could do away with a grounds keeper.
p.s. The prop[osed building are butt ugly !

Yes to a retirement community. No to a development that would make traffic even worse and lead to even more paved surfaces (remember how close this land is to what once was an extensive marsh / wetland?). And no to buildings that could become student housing if the retirement community fails.

I would have thought the recent local election made it clear that the voters really do want someone who cares about the health and wellbeing of our neighborhoods -- not someone who just wants to throw more profit to profiteers.

This rezoning proposal does not fit with the compressive plan for the town. The current surrounding infrastructure DOES NOT SUPPORT the added traffic. I own a business in Gables Shopping Center, around the corner from the site and I'm against this proposed development. The welfare of the community and integrity of surrounding neighborhoods is more important than profit.

This proposed development adversely changes the residential living character of the neighborhood. Likewise the proposed development is inconsistent with an elementary school setting.
