As a senior citizen who has lived in the Margaret Beeks neighborhood for 40 years I am against this new developement. Retain R4 to keep the character of Airport Acres and surrounding neighborhoods safeguarded. I am not against developement of this property, in fact I would like to find a nice one level living home where I could age in place and NOT leave my neighborhood where my children grew up and went to Margaret Beeks, where I have scores of friends. Why can't this neighborhood be single dwellings on small lots, 2 - 3 bedrooms with the aging-in-place-people in mind. No to any 3 or 4 story buildings, only single story because aging in place means no stairs. Please do not let this out of town developer change the fabric of our neighborhood. We've looked at houses in that neighborhood because it's a great location with an excellent school. If this goes up we will stop looking there and maybe even just stay in Christiansburg. We wanted to move away from over development.

A direct quote from the developer tells us what we need to know "clearly we wouldn't spend that type of money...unless we were quite certain you could dig down a few feet and hit a seam of gold." We are aware of the motivation but the fact is this developer bought land that was (and is) zoned R4. Their proposed development should conform to R4 zoning. Affordable housing IS a need in Blacksburg. The price point mentioned for the Lester Group development doesn't fill this need (nor is that their intent) but the Airport Acres neighborhood that surrounds this development does meet this need. Senior housing IS also a need in Blacksburg. Fortunately there is NO need to change zoning to accommodate the development of senior housing on this property. Understandably the developer wants to maximize their profit but that should not be a factor in the town's decision. This development could be a WIN - WIN for everyone if the developer stays within what is currently permitted with the existing zoning. If I am correct then the # of desired units the developer wants on the property can be built within this zoning although the designs would need to change. If this is a fact then I ask why are we even wasting time with this as a consideration? As proposed (if a zoning change is granted) this development would be grossly out of scale with the existing affordable neighborhood that surrounds it. The towns responsibility is not to deepen the pockets of developers. It is to look out for the good of all. I trust our elected town officials and respectfully ask that they keep zoning as is.

As a former resident of Airport Acres, and still a voting, tax-paying resident of Blacksburg, I whole-heartedly oppose the proposed rezoning.

The property is zoned residential and should stay as such. I am disappointed that this Town Council is not protecting land abutting our school, our green space and our neighborhoods in general. The attitude that development must go somewhere is misguided and impetuous.

As a permanent resident of the town, residing near Beeks, I oppose the re-zoning of the land between 801 and 803 Airport Rd. Three-story buildings are an eyesore in this town and they will engulf the neighborhood. It is bad enough that downtown has buildings blocking out the view of the mountains. In addition, I don't believe this location will be profitable as homes for the elderly, and with the rezoning it won't have to be. In other words, it seems like an attempt to build more football weekend condos for alumni under the guise of some sort of community support project. This kind of complex will not improve the neighborhood. Put it on the North side of town near the apartment complexes.

This is a totally inappropriate development proposal for this part of town. Does not at all fit in with the rest of the Airport Acres neighborhood. Especially being directly next to MBES. I could see a majority of the proposed residences becoming only used as AirBnB and condos for football games. Not appropriate; highly against rezoning!

I vigorously oppose the rezoning request. The proposed development, as shown in the drawings which accompany this petition, bears no resemblance whatever to the residential neigborhoods nearby, and should be disallowed.

While there is definitely a need for high density developments in Blacksburg, this is not an appropriate location for one. I do not support rezoning this land.

There are wetlands behind these two houses that support breeding amphibians, including spring peeper choruses. Losing these valuable resources impacts quality of life for families in the neighborhood. There also may be stormwater retention issues. The Airport Acres community has great cohesion--don't let it it lose the neighborhood and small town feel.
