I strongly oppose zoning adjustment proposal ZA-467-18. This project is not compatible with the character of our community. The aesthetics of the neighborhood would be diminished. Property values would be negatively impacted, the safety of pedestrians compromised and traffic congestion increased should this illogical proposal continues. Please protect our neighborhood and deny this application. Thank you for your help.

Adding that many homes to a condensed area near a school is simply not safe and a bad idea for the neighborhood.

I strongly oppose PRD Case ZA-467-18 request for zoning adjustment. The density and character of the planned development is not compatible with and will be detrimental to the rest of the neighborhood. There is already a traffic bottle-neck trying to exit and enter into the neighborhood at its one primary point of entry -- 22nd St. and Lincoln both before and after work. There is likewise tremendous traffic on 22nd St. during pick up and drop off at Madison Heights Elementary -- often with parents and their small children crossing the street. Adding that number of additional homes and residents into the neighborhood will further impede already congested ingress and egress in the neighborhood in an area where elementary school age children are present. Additionally, the small size and character of the intended homes is not in keeping with the rest of the neighborhood. The density will hurt property values, increase traffic congestion and put elementary school children at risk with further traffic.

I oppose the development that has been proposed. The neighborhood was not master-planned to accommodate this type of housing. The location is simply incompatible with the proposal. There is already too much traffic causing backups and frankly, danger to children and pedestrians. The home values will suffer which will adversely affect every homeowner who has made improvement to their home over time. This neighborhood is loved because we can walk, jog, and visit with neighbors. Our children can play and ride their bikes, To add high density housing would destroy the atmosphere we have worked hard to cultivate and maintain. Deny this.

I oppose the proposed development as it is inconsistent with the residential community as it was intended and because it will reduce my home’s value. It will create an increase in traffic which this community cannot support given there are only 3 exits out of the neighborhood to Lincoln. Further, the crime rate will likely increase which is undesirable. Thank you for your consideration.

I oppose PRD Case ZA-467-18 request for zoning adjustment. The zoning adjustment is contrary to the precedent that has been set over the last 50 years in this neighborhood. The lots in the Peak area are zoned R1-10; I oppose any change in this designation because this change will negatively affect the character of our neighborhood.

Subject Line: Application ZA-467-18 Dear Mr. Morales, Mr. Dekyser, and Zoning Adjustment Hearing Officer: I am deeply concerned about the zoning adjustment application, ZA-467-18. The applicant is attempting to use the PRD designation to wedge too many houses into an area and this is not compatible with the existing neighborhood. It would be appropriate and welcomed if this developer would plan a housing project using the existing R-1-10 zoning. As a proud and concerned resident of the affected neighborhood, I strongly oppose this zoning adjustment that will change the character of this wonderful residential neighborhood forever. I am strongly opposed to this move to add to the density of our neighborhood. Traffic on 22nd St. in the morning and afternoon in and around the school near Glendale/Lincoln is already at a dangerous level and adding to the rush hour traffic in our area will only further detract from the appeal of living in this area of Phoenix. 7633 N 22nd St.
