I am writing to express my strong OPPOSITION to zoning adjustment proposal ZA-467-18.
The proposed high density development within our neighborhood is extremely incompatible with the surrounding area.
The proposal calls for the building of 15 - 30 ft. high homes put on lots half the size of the current surrounding 1-story homes.
This proposal, in effect puts 4 times the amount of building on comparable lots within our 50 year old neighborhood.
Besides for the obvious destruction of our neighborhoods character and relative privacy to higher density areas of the city core (30 foot high walls towering over our homes)
we also will be dealing with an ever increasing traffic problem to even exit our neighborhood during peak driving times.
In the 25 years we have owned, improved upon our home and paid ever increasing taxes, I find it unconscionable that the City of Phoenix would endorse such degradation of an established neighborhood.
I urge you to consider the ill effects this greedy proposal will have on those of us who have worked hard to maintain the integrity of our surroundings.

I oppose this rezoning. As a long time resident I have several concerns about the proposed development. We have a child who will attend heights. The increase of traffic is incredibly concerning for their walk to school. Each home could bring with it 3-4 cars depending on how many occupants and if they have driving age kids. We enough our neighborhood walks and with this increase comes and increase in potential hazards. Whether that be to children, dogs, or neighbors. This is our primary concern, the neighborhood was not created to handle this increase in traffic and it should be kept with the original zoning. The light at 22nd already backs up enough from those turning left and right. The aesthetic look of the neighborhood would be dramatically changed with these significantly smaller lots and dwellings. Along with that would bring in property value decreases. I also have concerns about the lack of of plans for rain. Our neighborhood gets a lot of rain and much of it runs down from the mountain. With our proper drainage or washes the neighboring homes could see flooding. With this proposal also comes a potential increase in noise, which is a nussance for residents and property value. Withbeing so close to the preserve I would like to see research that would assure this would not have an affect on the habitat and animals of the mountain.
