Let's go ahead and approve a large apartment complex here, or a Wal-Mart and a McDonald's. Since this application is not about what's best for the neighborhood, but what's best for the developer, let's just pull out all the stops. The Planning Commission has the opportunity, the privilege, and the responsibility to do the right thing here, which would be to deny the application for higher density. This property has been previously platted, with a cul-de-sac entrance, and a fixed number of allowed homes, and no ingress/egress from 22nd St.--Why? Because it made sense to not have additional traffic impact on to an already congested 22nd St. which is the main artery into the neighborhood. There is absolutely no new benefit to the existing surrounding property owners and residents to increasing the allowed density. It is possible that Tuscany Homes, the Allisons and the Kents would benefit from this proposal, but the vast majority of the surrounding property owners and residents would definitely be negatively impacted by increased traffic and non-conforming development density. Please recognize my signature to this petition as my "voiced" opposition to PRD Case ZA-467-18.

I strongly oppose the Zoning Use Adjustment. The narrow lots proposed are not consistent with the dimensions of the existing property dimensions throughout the entire area.

The current zoning density for this piece of land was established several decades ago and is appropriate for the neighborhood. The proposed re-zoning of this area to a high-density circus is a drastic departure from character of the neighborhood and raises the question of whether the current homeowners would have invested in their houses if the change is granted and the high-density buildings are crammed into the small space. This radical change would wipe out open space, block views of the mountains, increase traffic, and generally be an eye sore. It is already difficult for residents on Cactus Wren Drive to turn left onto 22nd St. in the mornings because of the backup of traffic waiting to turn onto Lincoln St. I expect that any rezoning applications be supported with comprehensive studies performed by uninterested third parties which detail how this will not adversely impact traffic, surrounding home values, and the safety of the children who play in the neighborhood, and I look forward to reviewing those studies.

I am opposed to the high density development that is being proposed. There is already lots of traffic and speeders on 22nd St and this will only add to the congestion. In addition, this high density housing also does not fit architecturally in our neighborhood and may negatively impact our home values. If for any reason this project is approved, I believe that the city must have speed bumps installed on 22nd street. It’s been miraculous that no child has been injured by the speeders that live in that area. I “vote” no to profits for a few at the expense of the Squaw Peak residents.

I, too, am strongly opposed to Zoning Adjustment Proposal ZA-467-18 for the following reasons:
1. The high density for housing requested in this proposal is not in keeping with our neighborhood.
2. Increased traffic congestion in the neighborhood and at the two intersections on Lincoln and Glendale Avenue which would result from approval of this proposal.
3. Negative impact on the character of our neighborhood and the safety we have enjoyed for the past 50 or more years.
4.Decrease in property values of those homes located near this development and a decreased interest in future potential buyers of already existing homes because of this new high density development.
Please take our concerns seriously as we are trying to preserve a neighborhood that has been a much desired one in the past by current homeowners and potential new homeowners. Approval of this zoning adjustment proposal will change the character and dynamic of this neighborhood in many negative ways.
