I strongly oppose this zoning change to higher density. It does not fit with the large lot size, low density desert character of this single family homes of this area developed in the early 1970s. The greater neighborhood is a basically a giant cul de sac and this would add to the traffic access issues at the non standard intersection at 22 St. and Lincoln that already exist.

This is too many homes for the area. We are strongly against this plan! We are also opposed to PRD Case ZA-467-18

Against rezoning. The infrastructure of the neighborhood cannot handle the increase in density.

I strongly oppose this zoning adjustment that will change the character of both this unique residential neighborhood and the pathway to enter the adjacent and magnificent city attraction, The Phoenix Mountain Preserve.

I oppose the rezoning proposal ZA-467-18.The reason we moved into the neighborhood was the low density zoning, which helps to minimize traffic. a high density project would flood more cars into the neighborhood and onto lincoln ave which is already packed during rush hour. The proposed zoning change would also lower our property values and set up future rezoning proposals. ruining our neighborhood and increasing traffic, which is dangerous to the kids and all the residents that like to walk the neighborhood. We want to keep this area low density single family homes with lower traffic counts to keep the people safe that enjoy walking and biking.

We moved into this neighborhood in 2001 due to the R1-10 zoning. Changing the zoning in our neighborhood not only would not look correct among the other homes on the size lots given it will affect property values and flow of traffic with only 2 exits to leave the neighborhood. I oppose this new zoning proposal.

I think the plan for this property is atrocious......we don’t need any more traffic than we have now, the school has been road safe for the kids for many years, lets make sure it stays that way with no more building in our area. We built our home in 1971 with hopes of no more building, we were fooled. We already have way to many homes in Builtmore Highlands, we need no more! I think 3 homes should be the limit for this property, please....no more building, our area is special!! Sincerely, Carolyn A. Nowland

Traffic flow on 22nd Street, the primary artery in and out of our neighborhood, already becomes quite heavy at strategic hours of the day. At the end of the work day, left turns of vehicles off Lincoln Drive are often lengthy and hazardous due to folk waiting to turn North on the 51. Also, there is often heavy school traffic due to the proximity of Madison Heights near Lincoln Drive on 22nd Street. That stated, my family opposes application ZA-467-18.

The neighborhood character (which includes lots sizes and density) is one of the main reasons for the desirability of the area. Please do not take this away with changing the zoning to allow for more density.

I have lived in this community for 30 years. This proposal will alter the dynamics of this community. I am opposed to PRD Case ZA-467-18.

Opposition to ZA-467-18 The question should always be VALUE. Does the project improve or seamlessly fit into its surroundings? The answer is clearly NO. This proposal places 15 to 17 homes in a neighborhood of high value single property homes. If this project goes through, you will be allowing carpetbaggers interested in their bottom line to devalue a very stable community of single value homes. Additionally, during construction and post construction, their will be a tremendous strain on the traffic flow. Please don't allow this project to proceed. Density beyond r1-10 in this area would be detrimental to the existing reaidents’ Home values, quiet enjoyment, and neighborhood traffic patterns.

We, like hundreds of others, chose to live, and have lived, in this community for decades based on its existing amenities and density. The proposal would dramatically change the dynamics of community and the long-held expectations of the residents. The subject property's proximity to the elementary school will exacerbate an already difficult traffic pattern during school drop-offs and pick-ups. I strongly oppose the request.

Opposed to ZA-467-18 ! Please keep our neighborhood R1-10 zoning in place. This is the very last piece of property in our area that could accomodate multiple builds and it was already platted R1-10 for five homes. In the area East of the 51 and North of Lincoln, to the Preserve, our neighborhood, there are over 700 homes, all R1-10, including a small townhome commubity of 30 homes, but with R1-10 zoning as well. Why compromise the integrity of our neighborhood now with high density properties!? The very people proposing this would fight it if it were on their door step. Thank You.
