Zoning Opposition

Those houses look like apartment living--ugly in our neighborhood, and lowers our values to say nothing of the traffic around the school and homes south of it.

It is not the appropriate place for this type of housing.

We are strongly against the increased densification of housing units on this property (PRD Case ZA-467-18) and own a house very near this area. The saturation of housing units not only adds more traffic congestion, blocks mountain views, lessens needed landscaping and appropriate space buffering but moreover contributes significantly to the global warming by the increased heat gathering of much more horizontal (asphalt and concrete surfaces) as well as vertical building surfaces of the exposed building roof / walls themselves for the 50% increases in units. The sloping property also contributes to the vertical surfaces heat absorption and undesirable heating of the environment since more surfaces are exposed in this established mountain property. In reality this property already is allowing 10 units and thus a 50% increase to 15 is outrageous for the environmental degradation, heat island effect, infrastructure burden, and mountain view destruction. This unwanted saturation significantly lowers our property values, increases tax burdens for infrastructure increases, and more first responder challenges to cover this precedence setting of this highly controversial proposed saturation of units in this established area. Do not let this happen.

There are SO many other more appropriate spots for high density housing! Please do not upset the integrity of this landmark neighborhood neighborhood.

There is absolutely no need for high density homes in this neighborhood. There are other areas in Phoenix with existing high density zoning where high density homes can be built. Homeowners within this area do not benefit from the proposed zoning change. This area surrounds a beautiful desert preserve and the homes have a character that complements this area. I am vehemently opposed to this proposed zoning change. It is unnecessary and lacks value. Please deny this zoning change.

Please DENY this zoning adjustment. This type of housing which will look like row houses due to the small lot size will affect the value of our neighborhood as well as create traffic problems. This is NOT good for this area.

This type of housing project will affect the traffic in our area, devalue our homes and they are are not allowing the lot size that is consistent with this neighborhood. I have lived here over 18 years and love my home and neighborhood. Please DENY the zoning adjustment.

Increased density and traffic are two of many adverse impacts these entitlements will create. The proposal is inconsistent with the context and character of this neighborhood.

I am strongly opposed to ZA-467-18. We already have tremendous problems with grid lock traffic in the neighborhood. Definitely oppose.

I don’t whant more traffic in the area and more house. 22nd Street is busy enough. Also 22nd Street and Lincoln it is hard enough to make a turn because of the traffic.

I have lived in this neighborhood my whole life. Shoving 15 yardless condominiums in the middle of our historic, well preserved, desert enclave would be zoning I greatly oppose

I just became 18, legal voting age. I was born in this house and in this neighborhood. I will actively exercise my voting voice with any City official who supports this outrageous, ugly development.

I am opposed to zoning modification ZA-467-18. This modification would only benefit the developer at the expense of safety and further congestion of the area.

I am strongly opposed to the PRD Case ZA-467-18. My two biggest concerns are: 1. The number of cars added to the already jammed traffic on 22nd Street. We already have added traffic issues because of our school parents, our synagogue pedestrians and our Buddhist Center participants. We love and honor these community populations, but feel that 30 more cars added to the mix is extreme. 2. Our property value will be diminished by 25% due to the loss of our view because of the height of the proposed houses. These houses do not fit into the City of Phoenix design because of the repetitive "look" of the houses (as seen as we toured several of the Green Street developments in other parts of Phoenix. I strongly object to the proposed zoning modification ZA-467-18. The proposed change will have a serious negative impact on the aesthetic integrity of our Biltmore Heights neighborhood. Property values of homeowners in my neighborhood will be reduced. I am also very concerned about the safety of pedestrians as more vehicles would be entering and exiting our neighborhood which has only two egress and ingress roads. There is NO REASON for this adjustment to be approved other than to allow the developer to increase his profit in developing the last open lots in our neighborhood. It is unfair that homeowners who purchased homes with the expectation of their values being driven by existing zoning requirements are now faced with a drastic change to those regulations. What is the point of the City's master plan and zoning regulations if they can be adjusted so that developers can inappropriately profit at the expense of existing homeowners? We do not want to alter the character of our neighborhood and we ask that you DENY this zoning adjustment request.

ANOTHER regrettable example of the attempted subjugation of the needs AND desires of the people, by the insensitive agents of corporate profiteering.. Stand up and say " NO,..not this time ! "

Please keep the neighborhood the way it is. Do not re-zone the area just to make a millionaire richer

This is a flood zone. Do not build. There isn’t space for 10 houses. I am a neighborhood resident and I do not support this at all.
