Recently moved from Smyrna here and one of the reasons was the housing density. Prefer more open spaces and less houses.

There is already too much traffic on Whitlock. Additional homes in the area would create utter gridlock.

This new project will devalue surrounding property and increase traffic and congestion in this area. Look at what Dish did to the old 41 highway area from the city of Kennesaw north to Acworth. All the properties have been highly devalued.

Overcrowding of schools - in Cheathma HIll E.S., Lovinggood and Hillgrove.
Traffic - morning traffic is atrocious especially on Villa Rica and Irwin.
Stormwater runoff and erosion control. I have experienced bad soil erosion causing my driveway to buckle since the land behind my house was built out.
Say NO to the increased density.

Will have a negative impact on the area. Already over crowed with new homes still being developed on John Ward. Also the wetlands on that property will be destroyed, a tragedy, will so few areas like that around.

This development will have an adverse effect on our schools, our traffic, and our quality of life.
SCHOOLS: at a recent SPLOST meeting at Lovinggood Middle School, the CC School Boad & staff stated one of the biggest problems in building more schools is the lack of usable land on which to build schools in Cobb County, specifically in West Cobb. If there is no room to build new schools, and our public schools are already overcrowded, why is the County approving so many new residential developments? We do not need more residential developments in West Cobb, especially since many are still sitting partially, or mostly unfinished. We don't want to lose this beautiful land/green space, only to find that 4-5 years from now we are still looking at a blue/green pipe protruding from the ground. NOTE: Pebblebrook is only the DEVELOPER of the land, they will not be building/selling the homes. They have stated they expect to have around 10 different builders in this development. That's 10 different opportunitites for a builder to have financial problems and not finish their purchased lots. This is not what we want to see happen to this property.
TRAFFIC: The traffic in this area is already horrible. Specific reasons are:
1. Old Dallas Road is not wide enough for the current traffic. Two vehicles cannot drive the posted speed limit and pass each other on this road without one of them slowing down and moving over. Will the cost of widening/fixing the road fall on us, the taxpayers, to the benefit of the Pebblebrook developers?
2. Villa Rica Way is already extremely busy during a.m./p.m. rush hour. As a Nob Ridge resident, it is difficult to get out of our neighborhood (the only way in and out), and equally frustrating knowing that the extreme traffic congestion is because of people using the street as a cut-through so they don't have to deal with the long lines of traffic at the Barrett Pkwy/Dallas Highway intersection.

This should be denied because ot does not conform to the land use plan. Our schools are overcrowded and over capiacity.

Until there is a comprehensive traffic plan, and current housing developments in the area have sold through 70% of their properties, this rezoning should not be considered.

Agreed. Also, we would need more schools for families or we would have overcrowding in our current school system. What is the price point of these homes? Traffic is already a major concern. Overcrowding. Crime. We need to work with what we already have.

Very disappointed that this deceptive re-zoning bonus is under consideration. Traffic will be a MAJOR concern. There is currently no left turn at Old Dallas Hwy and Hwy 120. Unless the residents intend to travel East on 120, they will have to exit Old Dallas Hwy onto Villa Rica Way. Likewise, there is no access to Old Dallas Highway from Westbound Hwy 120, which means more left turning traffic onto Villa Rica Way, which is already a highly traveled and very short street with driveway access to I think 8 commercial businesses, not to mention our Nob Ridge Subdivision's ONLY entrance and exit. This is in addition to the traffic that uses Villa Rica Way as a cut through between 120 and Barrett Parkway to avoid the busy lighted intersection.
I am worried about drainage issues, as we have seen Noses Creek rushing through the trees on our property.
We have concerns about additional noise and lighting from the proposed recreational facilities.
On a more selfish note, our family moved from Arkansas 3 years ago, and we love that our home is backed by woods full of wildlife including deer and owls we can hear calling each other regularly. We have often been on our back patio amazed at how quiet it is in spite of being a block off of a major intersection across from a Home Depot, Target, Gas Stations and more.
This plan is just too big to fit in with the surrounding communities and can only have a negative impact on this area. Respectfully, we ask that this case Z-47-2016 be denied.
