Developers need to be able to develop by following current zoning restrictions. Using land where nothing can be built economically and use it as a "credit" against very high density in other areas is an insult to everybody's intelligence and a deceiving way to mask their overdevelopment.
I hope the commission will support the rules they set and not yield to the economic interests of developers to the detriment of existing homeowners and burdening infrastructure, schools, and public offices beyond plan.

We are somewhat new to the area but traffic already is really out on Acworth Due west. Going forward with this development would make the traffic out here a nightmare

If the commissioners insist on continuing to green light development then the infrastructure MUST be upgraded!! The roads in west Cobb are at capacity.

This developer is claiming that these homes will be between 450k-600k. On their website they list 40 communities in 11 counties. 2 of these communities are 400k and above 23 of them are in the mid to High 100's. Only 1 of the Cobb county communities are listed as 'coming soon' and it is the one that he talked about at this meeting with him this week. He failed to mention that ALL other Cobb county communities by Kerley Homes were in The Mid to high 100's and all communities on their website shows homes packed in tight.
This development will not only impact our schools and roads but we are being sold on 'high end' homes which I believe we will get the bait and switch and these homes will de value our current homes in this area.
I am against this development for many reasons; traffic is a nightmare and our schools are already full.
As a perspective home owner in West Cobb beware. Once you move here there will be no way out due to heavy traffic and your house value will sink like a rock. We can't not continue to allow these commissions to take the developers sides!!

54 homes on 22 buildable acres is out of character for West Cobb and the infrastructure can not support it. Develope as zoned.

This request is out of line with most other developments in the community. The current infrastructure, roads in particular, are already stretched to capacity. As a former police officer and paramedic I have concerns with public safety response in addition to daily traffic issues.

West Cobb needs controlled growth and this is far from it. This project witll disrupt green space, impact water run off and add congestion to an already heavy traffic area. If this land is to be developed it should be done in accordance to similar existing developments and include a written plan for natural areas, water run off and housing density.
