We have 2 Main Goals;

1. Have H&R Developers, City Planning & DARA working together on any proposals that fall within the current zoning & by laws, and that all proposals are in the best interests for all parties.

2. To agree to clear guidelines reducing the impact of construction for the health of the community.

Overview:

H&R Developers proposal is to leverage the existing land at 70 Dixfield Dr to add, in addition to the current building, 3 - 3 story buildings & 1- 6 story building consisting of a total of 88 New rental properties - Impacts of this range from - Changes to the Current Zoning & By Laws, Loss of views, Lighting, Increased strain of infrastructure, Increased traffic patterns, Safety for pedestrians/bicyclists.

A 4% reduction to current and proposed parking, reducing the overall visitor parking in addition to tenant parking having only 1/unit - Impacts of this range from Increased road parking, Increased police control for ticketing.

A New formal laneway to be added from The West Mall into 70 Dixfield Drive in addition to the current entrance from Dixfield - Impacts of this range from - Safety of tenants property, Pedestrian safety, Traffic flow & Short cuts.
