As a resident of Dos Rios, I am strongly opposed to a waste transfer station on this land. Please find another location further away from family-oriented neighborhoods. This location is not appropriate and zone change should be denied.

I am a resident in one of the communities in the area of Happy Valley Rd and 115th Ave. We just saw the Zone Change Request sign regarding the proposal to rezone the area from Rural zoning to Heavy Industrial zoning. As a member of the community and a homeowner, I wanted to express to you that we are very much opposed to this zoning change. This area is full of families with children. A change in zoning which would allow such a facility would be a detriment to the community as well as a safety hazard. There is a pre-existing rock quarry near by that has reached out to our community several times about the safety of children and teens who live in the area and use the desert around the facility for bike riding, dog walking and other recreational activities. They are concerned that someone could get hurt or killed if they enter the area. We do not want another safety hazard in our community. Additionally, rezoning that land to such a heavy industrial use and bringing in a waste management facility would be a significant blow to our property values. No one wants to purchase a house just a few hundred feet from a such a facility. They are loud, dirty and unsightly.
Again, I strongly oppose the rezoning of the area Southeast of 115th Ave and Happy Valley Rd. It presents a safety hazard and threatens the property values of our homes. Please do not rezone this area from Rural to Heavy Industrial.

It’s a bad idea to put any business at that location that requires large trucks, heavily loaded to constantly go through a very dangerous busy intersection. That type of business should never be located that close to homes. It will no doubt effect our property values!

This is not the place to build this. There is plenty of land further away from houses that will not add to an already overloaded traffic situation. Let alone having this so close to our neighborhood to lower our property values.

It is absolutely abhorrent that you would consider this an acceptable location for a transfer station. Happy Valley and 115th is already a dangerous intersection. Cross river currently has limited access in and out of our development, now you wish to add large commercial trucks into this already overburdened area? Not to mention the effect that it will have on property values. No!
