This is a terrible idea. One of the primary reasons many folks have purchased homes in the area is lack of development. This area should remain more rural then suburban.

Not to sure gas station would be the best idea for this nice community. We have a gas station already close by.....

A gas station, car wash, and restaurant already exist barely over 500 yards from the proposed development. A Don Tortaco already exists 1/2 mile away. DON'T ALLOW THIS DEVELOPMENT!!

I oppose this gas station, car wash, strip mall development in my still quiet neighborhood. Please leave River Mountain's remaining rural ambiance intact.

We don't need another gas station, food joint, shopping plaza or anything else. Too many vacant buildings in our neighborhood, too many new homes being built. Leave well enough alone, let us keep some natural beauty. People complain about coyotes, stop taking their homes away, it's unnecessary. There is a gas station across the bridge, on horizon, on greenway, they are more than enough.

Please do not approve the gas station and car wash permits on the land located at Old Vegas Trail and Wagonwheel. As a resident in the immediate area, I do not believe that it will be beneficial for this location and it's surrounding home values. The amount of traffic it will bring will be overwhelming for the location. The noise and such brought in by this type of business will take away the peaceful and quiet nature of this area from the residents who moved here seeking just that. Please do not approve this plan.

As a resident I do not want this property developed as currently planned. We live here because we want to be in a Rural Preservation area. Allowing waivers to current zone regulations goes directly against that.

I've lived in "The Horse Properties" neighborhood for almost 11 years and moved here for the rural zoning and atmosphere. Our quiet sanctuary has been invaded with more and more apartments and homes crammed into small plots of land creating high levels of crime and congestion. What was once a quiet, peaceful community has become a hotbed for thugs preying upon our homes and property and traffic has become unbearable. We don't need anymore businesses or homes built here!!! Make it stop!

As a resident of the area surrounding the proposed development of the parcel on the corner of Wagonwheel and Old Vegas Trail, I oppose the fueling center, car wash, shopping center at Wagonwheel and Old Vegas Trail. I request that this parcel only be developed without Conditions of Usepermits agreed to by the City of Henderson. As a home owner in this area, I accept the fact that the parcel has been identified as Commercial, but should only be developed within the confines of the present zoning regulations in place.

i am against this development in our quiet area, this is not the place for a 24 hour business..the noise created by the car wash and drive thru business is not desired in our quiet neighborhood

I am against the gas station, car wash, store going in at this location. Already the traffic is going to be horrendous with the housing development. There is already a car wash, gas station, store near there. We don't need this in our residential area.
